There are two areas in Mesqute I would concentrate on. The area roughly between Galloway, I-30 and Beltline. This area has newer homes and it feeds into Poteet High School (Best high school in Mesquite). The second area would be the Creek Crossing area. It is a very diverse area and the majority of the homes are 15 years old and newer. It is very diverse and feeds into Horn High School. The VA is 30 minutes away because there is very little traffic going that direction. 150k will get you newer home at about 2,600 sqft. It's the area I live in and I would strongly suggest you drive thru both areas on your search. Send me a PM if you have and specific questions. My AA family has been living in the area for 12 years and have been very happy. I will warn you that property taxes in Texas are pretty high (2.3-2.6 percent a year). This makes up for the lack of a state income tax. For the sake of fairness would also take a look at Cedar Hill and Grand Prairie. Both are 30 minutes or less from the VA.

There are very beautiful and desirable housing in Lancaster, DeSoto, Duncanville, Cedar Hill. Red Oak, Mesquite, Glenn Heights etc. but there is also a large number of minorities and for some reason housing in neighborhoods that are dense with minorities seems to be considered less valuable.

This isn't politcally correct to say, but its the truth. Rich white people are willing to pay a huge premium to live around other rich white people. A house in Oak Cliff costs around $60,000 which is mostly >90% black/mexican. Highland Park, $1,000,000 5 minutes away 99% rich, white people.

The truth is many African Americans are just as sucessful and educated as the white population now. The southern suburbs are just as nice as the northern suburbs but because these suburbs have large African Americans percentages its considered undesirable by whites. The southern suburbs should be a true model of what true diversity stands for.

south and east dallas suburbs
I think the main reason for that is that south dallas especially is largely projects, as well as far east dallas those streets are gang ridden streets, high crime areas,....now the area immediately east of downtown,...ie right off of ross is predominantly hispanic (or was when I lived there), and I sure miss that old neighborhood

That description may apply to specific neighborhoods of inner-city Dallas, not the southern and eastern suburbs of Dallas.

I've always thought Frisco was kind of overpriced... most of it anyway.
