Friend moving to Dallas w/ family where to look?
He is out of the country right now so he asked me to post this for him, he will be moving with wife, 2 kids; 9th and 6th grades...needs excellent schools and youth sports stuff. Wants to spend approximately $400K on a house. Will work downtown Dallas...is used to a 45 min commute. Likes new construction homes and newer shopping areas (at least his wife does). Any ideas?

Plano, Allen or Frisco should be at the top of the list. The Firewheel area of Garland and Flower Mound should also get some consideration but if the wife likes shopping heading north would be the ideal place.

For new construction in that price range in an area with a lot of kids, the commute might be longer than 45 minutes. Look in Collin County, closer to the Dallas North Tollway, and he can commute up and down the tollway to downtown, if he doesn't mind paying for it. The further north up the tollway the longer the commute. It will be longer than 45 minutes during regular rush hour times.

For $400-$425K could one expect to be in a nice gated community? Do most neighborhoods in that price range have community tennis courts and pools?

No, not gated, I wouldn't think. The folks I know in gated communities, where the gate is staffed, live in homes $800,000+. That's a steep HOA bill, too. You can get community amenities in the newer areas - Frisco, McKinney, Allen, etc. in the price range (and even lower).

How costly is that toll road that goes from downtown out towards Frisco for daily commute? Is it crowded?

Frisco would be perfect for them! It matches exactly what they are wanting. It is very family-oriented and safe. There is a ton of shopping and restaurants, and it is all new. There is a ton of new housing developments with really nice houses. For 400K, they will definitely be able to get a nice house. We live in Frisco and love it! I commute to downtown Dallas everyday and it takes about 35-40 minutes via the Dallas North Tollway. He will need a Tolltag so he can just go right through the toll plazas.

I don't make that drive, but $3-4 each way sounds about right, depending on where you get onto the tollway. from plano would be a little cheaper, around $2 each way. you do get a small discount for using a tolltag (which you want if you drive on the tollway at all).

With a $400K price range, they will be able to find a nice home, with a great yard, but will really want to do some due dilligence about the best schools for their needs and extracurriculars. The commute is a huge deal and it depends on 2 things: which time the commuting is going to take place and if any consideration has been given to taken the DART (train). My husband takes the DART, we live in Woodbridge (masterplanned golfcourse community) and he drives 7 miles to the station and then rides for a half hour..no problems and his company pays for DART! We are planning on heading to Mckinney here soon and he will continue to take the DART. How big of a yard do they want? That will narrow down some places.
