Default Lost Creek Esates near Forney and Talty

We looked at real estate last week in the Terrell and Rockwall areas which include Forney, Talty, etc. We really like the subdivision Lost Creek Estates which is at the edge of Forney and Talty.

Does Lost Creek flood? Any insight on that subdivision or area. Forney is booming but is still the sleepy, rural area.

Hi there, parts of Lost Creek fall under the 100 year flood plain from what I know from the developer and some lots require a "CLOMER" permit from FEMA to purchase. I have clients who just finsihed building their home that backs up to the creek area there & they love it. Some lots have standing water problems when we have huge storms but I have not seen any homes flooded. Making sure you have a reputable builder who will take this into account during building also helps. Lost Creek is considered Terrell but in Forney isd. Welcome!

we are looking at the lost creek estates area. We have a 4 year old and are concered about the schools, crime and easy access to the city can anyone give us any info? Thank you

Hi Tabatha, even though the physical address is considered Terrell in Lost Creek it is within Forney's ISD so you should be pleased with the schools. My daughter just started elementary this year & we are excited because all Forney elementary's achieved Exemplary status, your child would attend Henderson off of 1641 behind my neighborhood of Fox Hollow. For shopping you will probably always come up to Forney from 1641 or head to Rockwall, the road is rough right now because it is maintainted by the County but hopefully will be improved in the future. It is the fastest way to get up to Forney for people living in Shamrock, Winners Circle, Lost Creek etc. I have clients on Maplewood & they love it there & have not heard of any crime since they moved in just a year ago. Welcome to the area!
