??? about a builder
does anyone have any feedback on two builders...
Tyler LeBlanc who built in Dallas area--Flower Mound--I think-- and is now building in Keller--Providential Custom Homes
and Brasswell custom homes building in Mansfield area...
any info appreciated...

Providential
We built a home with Providential Custom Homes. The only thing I can say at this point is NEVER AGAIN.
Beginning with Patrick Newman, the Salesman. He is an arrogant liar who will not take responsibility for his errors, and is an expert at placing blame on everyone around him.
We did not get the quality in our home that you see in the models or specs. Our punch list upon move in was rediculous and it's taken forever to get things fixed. Communication is a problem, and follow up is a joke.
Ty LeBlanc (owner) and David Leatherwood (construction manager) are truly wonderful people, they just need to improve upon their communication, contractors and some of their staff.
We like the area, but were very disappointed in the finished product.

so CHAPSTICK
did you buy in Bourland Oaks--in Keller?
we considered buying lot and buiding there--
I talked to Ty Le Blanc before that about lot he was building on in different part of Keller but it was a left over lot--had really bad back yard (to us)--he seemed like he would build a good house with some quality attention to details--not slipshod (leave it to the contractor to take care of--don't worry about it because I am building it, not living in it)
I am surprised that you are having problems with him after the fact

No, we didn't build in Keller - we built in Avery Ranch in Justin.
You hit the nail on the head when you said "leave it to the contractors"... truer words have never been spoken in my case. It looks to us like nothing more than sheer laziness. However, ultimately, Ty and/or Dave should have followed up before we moved in to be sure that everything was ready and in 'move in' condition.
Several of our neighbors are also having the same issues - bone-headed mistakes that should have never been overlooked in the first place.
I've never been out Bourland Oaks, so I can't pass judgment on those homes.
If you're going to build with Providential, my best advice would be to visit the home your building often... very often. Make notes and stay in close contact with Dave and/or Ty.
And if you have to deal with Patrick Newman - run as fast as you can the other direction. No house is worth having to deal with him.

there were so many houses going up in the past 3-4 years that builders could not handle all they had going--started hiring construction foremen--basically those guys were not carpenters/framers/electricians/plumbers/stonemasons---could not do the job but they were hired to run the job
well--no one is going to take directions from someone who does not know the difference between a planed board and a plain board---
so think there are quite a few "custom" houses that have some minor or major problems
not to mention the tract builders
sorry to hear that Ty was not as hands-on as he talked about
he had lot of real experience and knowledge

My family built a Providential Custom Home in Avery Ranch, in Justin, TX in the winter of '08.
We had some issues come up as well, which happens with any newly built home, but Providential kept the lines of communication open and followed through and completed all the repairs that were needed.
We love our home and we have amazing neighbors! I would recommend Providential Customs Homes to anyone!
And for the record, Patrick Newman is no longer with the company, and hasn't been for a very long time...
