Default Whats a good time to buy in Dallas mkt ?

More houses come up for sale during summer holidays ?

Does that typically raise the prices because of possibly more relocations from NY, Cali, Chicago ?

Or does that increase the properties on the mkt enough to depress the prices and get a good deal ?

Is this May-July timeframe ?

The market here seems very predictable.

It's on fire during the Spring/Summer and cools way down during the times kids are in school.

So if you want a 'deal' buy during the holidays for sure. The flip side is that builders do not throw up that many specs that are done just in time for the winter (so you will need to build) and the people that do not 'have to' sell are waiting to put their homes on the market in the Spring. So it seems you have a better slection during the Spring/Summer, but there is alot more buyers. That's why I bought new construction in the winter. The new homes have to sell throughout the year, so they simply can't wait till the peak season and re-open their doors. New construction around Christmas-Feb is what I've seen as the best buyers period. Resales during this time are not that good because like I said, the really attractive homes with pools/views are waiting for Spring to pull top dollar.

looks like new house is out for me. I don't see any new construction in Flower Mound or Coppell areas (my areas of choice).

For existing homes, I can either go with one I like right now, or wait another 2 months. I am not waiting for the right floor plan. But will I get a better deal in summer ?

No, I think Summer is the prime season for RE here in DFW.

Now that kids are in School, you may be better off. But you will have a better selection in Summer.
