How is the KB Homes - Oak Point at Plano?
I wanted to get information on the new KB Homes in Oak Point community in Plano. This is located at Jupiter Rd and Spring Creek, here is the link to the community. This is right near the Collin County Community College's Spring Creek campus.
I have been looking around for months now and looks this is only new home community in lower end (200K) range located in the area where I am looking at. This is about 20-30 mins one way from my work, which is quite good. I think this last 200K price Point community located in Plano. If don't buy here, I will have look farther out in McKinney/Allen/Wylie/Etc are or buy an older house. This is also nicely located near shopping (Walmart, Collin Creek Mall, etc) unlike some of other new home communities out farther. I do really like their floor plan with 2 master bedrooms + media room. That plan is almost perfect and most homes around 200k really lack these features.
However, I do have 3 concerns about this community:
1.) How good is KB Homes builders? I seem quite bit online website full of complaints. I looked at BBB they redirect me to LA's BBB. The LA's BBB shows 182 complaints (I guess nationally) most them seem resolved. They don't seem like the best builder, but I think most low end builders are like this, right? I definitely don't want to have foundation issues or have my new house falling after few years after I buy it!
2.) How safe (crime wise) is the area? Looks like there is are town homes in same community and apartments right beside also.
3.) I think the community might be build in or right beside a flood plain. I might need to contact real estate agent to check this out for me. All houses seem to be build up on higher land with a lot of low lying areas beside left open/treed. I am guessing area left open area maybe in 100 year flood plain, but not sure if house are still in that 100 year flood plain. Not sure how safe or expensive (insurance wise) it would be living right beside a 100 year flood plain.

KB homes has a fairly poor reputation and many of their subdivisions are being abandoned or have a very high foreclosure rate. You might Google KB Problems / complaints and see what comes up. There are 2 builders in DFW that I advise my clients to stay away from and KB is one of the two.

They used to be known as Kaufman & Broad, and they changed their name a few years ago to KB.
Foundation problems are VERY common. When I was in the home market last year, my relator and I looked at one of their homes that was 2 years old and was already having obvious foundation problems!

They seem to have some problems as builders. Maybe that why there have such a low price for new houses in Plano? I was hoping to buy here since this is last new home community Plano in my price range. But guess that might be a bad idea

I have been wondering some of the same things. We are looking at a new community in The Colony built by KB Homes. I have been redaing some pretty frightening complaints as well but figured every builder has got to have some complaints from people so I wasn't sure how accurate it was to just read the complaints. Any advise or help from anyone would be greatly appreciated!

I personally would never buy from KB homes due to their reputation alone. If you want to know more about KB Homes you can go to youtube.com and use keyword KB Homes... Most builders have financial problems to some extent but I cannot agree with the kind of business practices they employ. Other keywords you can use on google and youtube are Sundance Trails KB Homes and Martha Stewart KB Homes.

There are much better builders who builder affordable housing. Run don't walk.

Makes no sense...KB homes houses are pretty good.KB home has sold every house in oakpoint.In the entire neighbourhood only two plots are left..You think hundreds of people did not do research, I bet they missed this blog.Get a Home inspector before you sign the deal.Its a perfect location and once the market is back on track,people will make profit out of this community.FYI -Oakpoint home are california style homes, way better quality than some of their other neighbourhoods.They targeted a different audience this time and they did a great job! I own a home there, it has been three years and I love it!

Also I did not need no realestate agent to close the deal....Real estate agents are not KB home friendly as you can ask them upfront what they can give you without a third party involved.Because they have to pay third party anyway.I liked the house, I appraoched KB home, I told them I will buy it if they will give me 8% off the selling price...Guess what in a few weeks of negotiation they gave me all kind of upgrades from tiles, to arches, round corners,better carpet, and 6% off the selling price, they paid for paperwork, and also paid for the third party inspector I called. Just try it. Also the front yards are maintained by home owners association and they are very consistent.Nobody can change their front yard like they wish or put ugly stuff.We have an excellent community pool, beautiful view access to mall, walmart, gas station, plano center, oakpoint center, collin county campus, etc. Its a good neighbourhood.

Good luck to you. Just be sure and water your foundation this summer, and hopefully you won't have foundation problems...
