Default Is West Plano really rich?

I lived in 75287 just south of West Plano in Far North Dallas. I liked that area, very clean, low crime and nice but I was suprised to come on this board and see alot of people talk about how rich it was in West Plano. It just seemed like the nice suburban area every city has (Sugar Land in Houston for example) but not rich. Alot of 2 earner households with kids and big houses with mortgages driving expensive cars with car loans. I heard high net worth is defined as $1 milllion not including primary residence, I doubt many in West Plano meet that. On city-data it says 90% of the houses in 75093 have mortgages. Do you disagree with my assesment or is it the real deal and an up and coming 75205/75225?

There is no objective definition of "rich". People who are in single earner families making 70,000 may think that a family with two earners earning 100,000 is "very rich".
However they neglect the fact that those two-earner families have to sacrifice a lot of family lives. Of course there are always people who are "bitter" and hate to see "the rich". To those socialists, anyone making more than themselves is "very rich" and need to be punished. I am glad that Plano has relatively few of those people.

Well, the super-rich part of Plano is pretty much confined to parts of Willow Bend. 8-10 blocks away from there is just regular rich, and beyond that is mostly upper-middle-class. So only a small part (maybe 25%) of 75093 is what I would call "really rich".

I'd say you are correct that Plano has a lot of folks doing the family version of the $30K Millionaire game with their mortages and fancy cars. However, there are also a lot of folks who are legitimately loaded. Willow Bend, which was mostly developed 10-15 years ago, hasn't seen an excessive amount of turnover. I'd guess most of those people are stable and well-off.

Up and coming? Speaking as a Plano resident, I'd say Plano's time has come and might be on the verge of going. Time will tell.

I would say depends on the area, but overall, yes W. Plano does indeed have some seriously loaded people.

Plano came in first among all American cities in which to build personal wealth. Does that answer the question?

Keep in mind there is a big difference between BUILD and BUILT. That said, Plano does have more than it's fair share of people that are affluent, but it's not quite Highland Park.

And at the end of the day - does it really matter? I live where I live because I like it. Not because people are or are not rich around me. I personally think these conversations about who's rich and who is not serves no purpose other than to promote keeping up with the Jones's.

1. Oh yea! I have several friends in West Plano and they get loaded every evening. It starts about 4pm and last until they're face down. JK

3. Really, I personally know and have done biz with folks in the described neighborhoods. Some I do envy but most I do pity. They lead miserable lives. refer #1.

Yeah I looked up that article, obviously thats very impressive

Census data ranks Plano as wealthiest large city in U.S. | News for Dallas, Texas | Dallas Morning News | Latest News

This says that Plano is the wealthiest city over 250,000. Impressive also though I suspect that most other places over 250,000 are core cities and not affluent suburbs which are usually smaller.

I think I must have been driving around the wrong part of Plano, I will check out the Willow Bend area.
