Quinlan area, how far to Addison
We are looking for about 10 acres with a pretty nice house on it for about $150,000 or less. We have come up with some property around Quinlan. Mapquest says it is about a hour to Addison. Does any one know if that is correct? Does any one know of any more small towns around with property for sell that would put me less then an hour to Addison?

The drive from Quinlan to Addision is going to take more than a hour during a normal day. With Dallas traffic I just don't see making that commute in a hour or less.

I see it being 1 1/2 hours minimum from Quinlin. To Addison, it can take an hour from Mesquite...

Definitely not one hour even if it's not rush hour. Much closer to 90 minutes.

My parents made a similar-but-longer (Point to Carrollton) drive for many, many years. They had timeshifted their worktimes and were leaving at 4am, and it was right at 60mins. It will be considerably longer with real traffic.

The hard part about Quinlan is that you will have to use Highway 276 to get to Rockwall since Quinlan is so far off I30. Yes, the others are right that it will be about 1.5 hours away.
FYI: Quinlan schools do not have a very good reputation...

You can purchase property in Heath, Royce City, Rockwall, Rowlett, Sachse, Wylie, Murphy and Lucus if your wanting East Texas.
From Heath, Royce City and Rockwall your communte would be about 90 mins
From Rowlett, Sachse, Wylie and Murphy is would be about 30 mins IF you use the toll way....I know this because I live in Rowlett and work in Addison.
From Lucus which is just East of Allen probably 60 mins.

I live in Northeast Garland in Firewheel right off of 190. We have a lake house on Tawakoni about 10 miles from Quinlan. From my house in Garland it takes 20-30 minutes depending on traffic to get to Addison. On a weekend with LESS traffic than rush hour it takes right at 1 hour to get from one to the other (Garland/Tawakoni). Throw in getting stuck behind a slow moving car on 276 and your screwed. The new section of highway on 276 that now has passing lanes has helped BUT you have to be near that as soon as you get stuck behind a creeper for it to be of any benefit. Then you have the traffic thru Rockwall and Rowlett. The 205/30 interchange is a pita. Fighting traffic on Dalrock is not fun (speedtraps too). One light goes out on Rowlett Rd in rush hour and your stuck for a long time. Not until Hwy 190 goes all the way to I-30 will this improve but your still going to be over an hour away from work out in Quinlan.
Your not going to find much closer in on 10+ acres w/ a nice house on it for $150K. Either settle for a smaller lot (typical suburban lot) or pony up more money. Anything closer in is going to be more than $150K for 10 acres WITHOUT a house on it.
BTW, you could not pay me to make that commute daily. YUCK!
