are condos counted in those listings (at least in the Dallas area)

and in some areas just a few houses can make a difference--when there are fewer being sold

wow I am surprised by the numbers. -20% loss in some areas? Dallas was pretty immune to the run up in prices.

Any chance you have a link or a date published for this story? Just bought our home last year and Denton CO wants to increase our home value nearly 18% for tax purposes. Would love to have this in my arsenal for the meeting.

I don't think those city-wide numbers will help you with the tax appraiser - they will be more swayed by recent sales comps in your neighborhood. Ask your realtor to provide you with a list of recent sales comps instead.

If you purchased within the last 12 months, Denton Co. should reset your appraisal to your sales price - just take your HUD-1 from your closing with you. That was all I needed my first year, although I had purchased within a few months - you should call and see if that is still their policy.

Also, be sure that you file your homestead exemption as soon as you are eligible - once that is on file, they can raise your appraised value more than 10%, but the taxable (assessed) value will be capped at 10%.

It's from the Dallas Morning News. You can go to their website and it's some interactive thing in the real estate or business section. I don't know what their source is.

This data won't help for your argument. Median price is irelevant when dealing with appraisal districts, as a lot of the reason median price is going down in our area is that the more expensive homes just aren't selling. You have to focus on price per sq ft of comparable homes.
