thanks for all your comments - and thanks for the ZIP codes. I had found some of those myself but y'all gave me some others.

ChristieP, I was looking to this move as a a chance to escape suburbia-ville. I'd like to live in an area that doesn't have a Lowe's and an Olive Garden on every corner - and have houses with character, neighborhoods where people talk to each other and yards big enough to garden like I do now. My sense of Plano, Carrolton, Frisco, Lewisville, Allen ... is that they're not those kinds of communities.

Maybe I should consider something north of Frisco? Or eastern Denton County? I dunno ... Am coming in a couple of weeks to burn a tank of gas driving around looking at neighborhoods.

I would suggest looking in Richardson. It's a nice area. There are nice places to live. I love that area. My sis lives there.

Toll tags. Advice: Get one ASAP. Not only do you save some money but you also save a lot of time. Waiting to pay at each toll booth eats into a lot of your time. With the toll tag you just breeze right through.

Think how close to IKEA you will be.

Though I'm loathe to recommend it, West Plano may be a good fit for you geographically and economically.

It's a very family friendly area, but the culture there and residents are a little different from the standard of Dallas as a whole, and definitely from Lakewood, so just a head's up!

Plus, in West Plano you'll have an Olive Garden AND a Lowe's right around the corner!! Woo-hoo!!

Seriously, if you want in-town living and a house/ neighborhood with charm & character, take my suggestion of scouring the Tollroad corridor between Lemmon & Forest (all south of 635). There are houses there from $300k- $30M, so something should fit your needs!

My commute to Legacy costs the following per month:
$80 Tolltag
$180 Gas (sedan, not SUV, at current gas costs)

To me, that's a small price to pay to keep living in an area that I love.

I totally understand! Look at Denton and McKinney. Both have older homes with character and have the feel you're looking for.

I just hate to see someone move to DFW and set themselves up with a brutal commute all the way across the metroplex. They usually end up griping about how much they hate everything here and how they want to move back where they came from...

Yeah but apparently it's ok to do the Frisco to downtown commute with the no-flow traffic! When I advise against that I am dragged over hot coals.

I think that a commute from the Lakewood and M-Streets area to Frisco would be a BREEZE. When I am going south on the tollway in the morning, northbound traffic is moving very good. I would say 25-30 minutes max.

Plano, Frisco, Allen, and even Lewisville are all new suburbs. If you are wanting to escape suburbia, then I would look closer to downtown Dallas at more established cities. Even some of the closer in and older suburbs like Garland(just an example) would be good. To me, the suburbia in Garland is much different than suburbia in Frisco, Plano, Allen, McKinney, etc. Lakewood, Lake Highlands, Richardson, Garland would all be good. Like I said in my previous post, a commute from these places to Frisco would be a breeze.

North of Frisco or eastern Denton county are all going to be new suburbia.

True, the tollway is a breeze in the mornings if you are going north, but getting to the tollway is the problem. It can take 20 minutes or so just to get to the tollway from the Lakewood area.
