lakewooder is right - i live in the m-streets and getting to the tollroad is a breeze. two of my neighbors work in frisco and both say traffic is always going in the opposite direction. i'd focus my search in m-streets (greenland hills) area and take monticello over central and cut through the park cities to the tollroad. and YES to the tolltag!

the m-streets are the best! close to EVERYTHING. you will love it.

Okie dokey, I'm coming this weekend. My daughter and I are going to spend some time near town, MStreets, Vickery, north of Uptown, South Greenville, etc., etc. Then my best gal pal and I are going to Dallas Observer Music Awards in South Greenville for Sat night girls night out. Heard also that Grapevine Bar is a fun dive bar. I loooove a good dive bar!

I'm becoming leery of Lakewod area because of the comments about the commute to get to the Tollway. 30 minutes of commute on the highway? I have no problem with that to live where I think I'll love it. 20 minutes extra of stop lights, stop-n-go and fumes? Um, not so much. And west of the tollway toward Love seems to be an area that gets a little down-trodden quickly. You guys have been helpful.

And I guess I will go to Richardson and look around again. I went to Pearce H.S. for a brief time - it's at Campbell & Coit as a I recall, and just doesn't excite me. But I keep reading y'all's comments, so I will definitely go and look. What I remember is three laned divided boulevard roads, fast food on every corner and chain stores. Sounds like it might have changed!

And great part about coming this weekend? It's actually cooler in Dallas than it is in San Antonio. We've had 30 days straight of 100F+ and no rain - not a drop - and it is absolutely, positively oppressive. A flippin' furnace every day. Hear you guys are getting some rain - bring it on!

Well, it's not all highway. You'll have to get out of the Lakewood residential area to get to the highway - lights and 4-way stops. Forget if you'll be taking 75 or the tollway, if it's the tollway, it's a bit further. You don't want to use 635 to get there during morning rush. Also, the toll way tolls are increasing. You're right, it's a trade off you'll have to see if it's worth it. For us, our family's qualilty of life increased when we moved here and chose to live only 10 mins from where my hubby works.

I love the Grapevine bar! It's my favorite dive bar in Dalllas. Fun people and it has an awesome jukebox!

Please don't write the "west side of the Tollroad" off as being "downtrodden". If you can afford to look in the M Streets or Lakewood, don't miss Devonshire, Briarwood, & Bluffview neighborhoods. These are in the area bordered by Tollroad to the east, Love Field to the west, Loop 12- Northwest Hwy to the north and Lovers Lane to the south.

Bluffview has some of the prettiest natural land in Dallas- rolling hills, canyons, trees, creeks, country lanes with no curbs. There are multi-million estates and smaller country cottages starting @ $300+. I think coming from AH, you may really like the area.

Close to shopping,restaurants, gyms, movie thestres, etc at Inwood Village, Preston Center, and Highland Park Village with tremendous growth in property values over last 5-10 years (has pretty much kept pace with the escalating values, %-wise, in the Park Cities.)

10 minutes from downtown Dallas and 25 minutes to your office in Frisco.

It's not really stop-lights and exhaust - this is quite a pleasant route. Check it out - go Monticello west over Central Expressway turn right on McKinney which turns into Harvard - then go over the Katy Trail, turn right on Hillcrest then left on Beverly go past Preston then turn right on Roland which will take you to the Tollway entrance at Mockingbird. Sounds a little complicated as I write this, but it's not. Google maps put in Beverly Drive, Dallas Texas 75205 and you'll get a pretty good look at the route - you can even 'drive it' virtually.

If you're trying to get to work quickly during the morning commute, it's not the most practical as there are two elemenatry school zones to go through between Beverly and the toll road.

That doesn't really slow you down too much, it moves - better than Mockingbird if you ask me..

You can go around that by going a few streets south..but I didn't want to confuse her with that info yet!

Thank you for this! I will add to my search area tomorrow. So I'm thinking this is sort of on the other side of the tollway from University Park? I'll check it out. Wondering what direction the planes normally take off from?

I live on Turtle Creek and there is WAY more Love Field noise in Uptown/ Oak Lawn (planes seem to fly directly over Lemmon, Maple, and Cedar Springs streets) than I ever hear at friends houses in Bluffview or Briarwood. Of course, if you pick the last house in Bluffview across from the airport, you'll get plane noise, but I think all the trees drown out a lot of the noise.

And yes, those neighborhoods are just on the other side of the northern half of UP, so you can take advantage of all the amenities in Preston Center, "Miracle Mile" on Lovers Lane, and Snider Plaza within a 5-7 min drive.
