Second Home
Hello,
We are thinking about buying a second home in the Cedar Lake, Texas area. The town is Mabank and is close to Gun Barrel City, Tx. Any information about the area would be appreciated.

Have you been to Cedar Creek Lake? I grew up going there and it has changed/grown in the last 10-15 years. It is a very popular place for second homes and for people to live and commute to the Dallas area for work. Are you looking at a home directly on the lake or in a lakefront community? On the lake the homes are very close together and there are restrictions on the size of boathouse/pier you can have depending on your lot and home size.
I personally don't care for the lake itself. I will say I have only been on the lake on holidays in the last few years but it is CROWDED!!! And crowded with some major idiots that do NOT understand common sense boating safety. The homes are also really close together. Something that for a second home does not interest me personally.
On the plus side it is a close commute to Dallas for a weekend home and for friends to come down for the day. There is plenty of development around the lake as for eating and shopping vs. other lakes that are out of the greater D/FW area.
Just depends on what you are looking for in a second home.

Thanks for the information in regards to Cedar Creek Lake. I'm not fond of crowded areas around lakes either. Maybe I should reconsider. Do you know anything about Granbury Lake?

I have not been thru Granbury in about 3 years. I know it is a nice town that is growing. Seems that I have seen them and also seen ads for some condos right on the lake. I have not been ON the lake personally. If you are commuting from Dallas or the Dallas metroplex area it could be a long drive in a lot of traffic. If you are on the Ft Worth side it would not be at all. But then if I were on the FTW side I might consider Possum Kingdom.
We visited some friends lake house last month up out of Lone Star, Tx (close to Daingerfield) on Lake O' The Pines. The lake is small but does allow boats and pwc's. The homes were NOT crowded up against each other. Some were on acreage ON the lake (something rare around lakes nowadays it seems). There were LOTS of tall trees and it seemed rather peaceful. There are several other lakes up in that area and from the N.E. Dallas county side it takes about 2 - 2 1/2 hours to get there up I-30.
We have a lake house on Tawakoni. The water right now is VERY LOW due to the shortage of rainfall. The City of Dallas owns the lake and they pull water from Tawakoni to Lake Ray Hubbard to keep it at a constant level. Our boat ramp is totally dry and the pier is about 25' from the waters edge. I have been looking and there are some rather nice houses on and around the lake for sale. Try looking under the cities/towns of Quinlan, Lone Oak, Wills Point and Emory. For us it is about a 1 hour drive in heavy traffic. Over the 4th of July weekend we had 2 of only 3 Seadoo's (pwc) on the water and 1 of 3 boats that we saw all day on that end of the lake. In the 17 years that we have had the place it has never been what I would consider "crowded" at all. Depends on what area of the metroplex you would be coming from what the drive would be. We like it because it is close enough for friends to come down for the day.
Up the road is Lake Fork. This is one of the top lakes for fishing in the area. And for spotting Bald Eagles.

We live on the lower part of Cedar Creek Lake. and the lake is a little busy on weekends, but not during the week. (Right now, it's not busy at all, because the lake is down about 7' and most people don't have enough water to launch their boats.) The houses are close together where we live, but that's not necessarily true of all parts of the lake. My only recommendation is that if you do buy a home on Cedar Creek Lake, you should check to see whether you'll have access to cable or broadband internet, as this is not available in much of the area. The phone company doesn't give truthful information, so it's best to check with the residents in the area. Had we known that DSL was not available, we would not have bought the house we're living in. Many of the lakes have restrictions against having homes built ON the lake, which was one of the main reasons we chose to buy on Cedar Creek Lake. In spite of the shortcomings, the fishing is wonderful!

I grew up on Lake Tawakoni and my parents still live there. The lake is extremely low and if you are going to purchase a home on/near the lake you have to make sure that you get in the right area. There are some areas that are not nice. The lake is not crowded and is nice when the level is up. I would put it on my 'look at' list.

What about Lewisville Lake or is it Lake Lewisville? lol Seems like a huge lake, close to the metroplex to not have any homes on it.

If you live on the north side of Dallas Texoma may be good for you - we've had a place there since 1961. It's huge and has islands. Some very large sail boats/ power yachts -- but also gets crowded on summer weekends.
Since I grew up in East Dallas we were the odd ducks - most of the Lakewood folks have homes at Cedar Creek, which is a more convenient destination. My parents were from the Paris/Honey Grove area so that's what led them to build at Texoma.
My sentimental fave is Possum Kingdom - where I always went to YMCA camps. But it's way over on the other side of Fort Worth!
