From 2499 and 3040 to Irving in morning traffic is about 20-30 minutes. Probably closer to 20, barring any unforeseen accidents and such.

2499 feeds directly into 121/114, which takes you right to Irving.

I live near 3040 and 2499 and, although I love my neighborhood because it is one of the older neighborhoods with a lot of down to earth people, that is not what most of Flower Mound is like. Overall, it tends to be very cliquish. There is a lot of pressure to "keep up with the Jones" here and a lot of shallowness because of it. The location is great. The schools are good. But honestly, so is Lewisville. It is all the same school district. Lewisville has done a lot of refurbishment and it is a little more established than FM. The construction in FM seems to be non-stop. Honestly, it just depends on what you are looking for.

Agree on location. Good luck with the relatively older home inventory with high taxes in Coppell and price hype in Valley Ranch.

Default lewisville flower mound

We have lived in the area for 12 years and witnessed many changes in both communities. We've lived in both Flower Mound and Lewisville.
Neither community has "bad areas" or is crime ridden. Except maybe a few deep pockets that woudl be very obvious.
as was already pointed out, the school district is the same and the schools are all good.
Flower Mound is a housing community.
Lewisvile is a community of neighbors. With an old town center and a city hall and community events and a history. The town council is responsive to the community and you will find more locally owned businesses.
When lookign at the area, you will do better to look at individual houses that meet your family criteria.
If there weren't a green sign delineating the city limits, you wouldn't know where one ends adn the other begins.

There are new housing developments going up all the time in Coppell.

Coming from someone who lives in FM, and right by the Lewisville border, I'd have to say go for FM before Lewisville. We looked at tons of houses in both places before deciding on this one, and even though it seemed like you could get more bang for your buck in Lewisville, we also learned that homes take longer to resell in many parts of Lewisville, compared to FM. If you don't plan on ever moving again and have no school aged children, then Lewisville might not be so bad (just stick to the newer neighborhoods north of Main St towards 407 going by your budget). FM does seem to have more exemplary schools, as someone mentioned, so if those things matter to you, stick with FM. Just remember how much it affects the resale value of a home, even if you don't have children. Our real estate agent told us that there seems to be this stigma with Lewisville which seems to cause the longer periods of time on the market. If you simply drive along Main St from Lewisville through Flower Mound (it becomes Cross Timbers by the police station), you will notice that commercial zoning seems to be of two different standards. The Lewisville shopping areas are older and look very worn and deserted, and there is no sign as to when they might start requiring the updating of the facades. Once you cross over to Flower Mound, you'll notice that it almost seems like the town requires shopping areas to have a newer, cleaner look.

Back to the school thing again, we did find a gorgeous large home near 3040 and Edmonds when we were house hunting in 2005. It was a newer home, and had 2200 sq ft and in great condition. For some reason, it was listed at 149k, after having sat on the market for over 6 months. It was reduced from the original price of 189k. You could also see the middle school from the house. We loved it, and almost put an offer on it, and then we did some homework on the middle school, Hedrick, and found that they were at "Academically Acceptable", and they are still that way today, with test scores that look quite awful when compared to many other LISD schools. We have a son, so it was going to be important for us to be near better performing schools. That made our decision rather quickly, and we moved our search to Flower Mound, where most of the schools performed much better.

I also want to add that I listen to police radios via a scanner, and I cannot tell you how many arrests and crimes seem to happen more in Lewisville than Flower Mound. The radio activity for Flower Mound is rather low, when I do hear some blurb, it's usually a medical emergency, or a traffic stop. Check out this blog http://lewisvilleblog.dallasnews.com/ to see daily arrests/offenses in Lewisville, and it may give you a better idea of what areas to possibly avoid. Spotcrime.com also shows crime maps for Lewisville, but I'm not sure if it does for Flower Mound.

OH, and one more thing... Flower Mound was listed as the 6th top place to move this year! It was a list by Forbes.

More bad areas of Lewisville than in Flower Mound, but it also depends on where exactly you are looking. They both cover a lot of land.


I love Flower Mound, I live slightly north of it. I wanted to buy in Flower Mound, but my wife liked Lantana better.


You can't go wrong with either one, but I would take Flower Mound. You might also consider Highland Village.


What's your budget? A nice house in Flower Mound starts around $225K and goes up to about $350K or so.
Highland Village is the best of the three in my estimation, but what do I know. All three are fine, depending on housing allowance.

I will add one more thing, someone mentioned Lewisville is dumpy and Flower Mound is newer, overall this is true, but there are many areas in Lewisville that are everybit as new. Look in the northeast and northwest parts of the city. I don't think anyone can judge an area based on Vista Ridge Mall.
