Hi All,
We are looking to move to West Frisco and are looking to build a new house in the area. Of every new community we have looked at so far, we are leaning towards Village Lakes community on Teel and Stonebrook Pkwy. These are new homes being built by Meritage homes and I am curious to see if you of you have had any experience with this builder or with this subdivision. Also, I am wondering if I should use a realtor to approach them, or just try to negotiate the price directly. On initial visit, it did not appear that they were willing to lower the price on a new build. Any advice would be very much appreciated!

We have a realtor and didn't help much with Meritage. That's who is building our house. I know in Marshall Ridge they won't budge on the price, not even on the spec homes. You can get them to throw in some upgrades.

I have buyers building in Roanoke and I was able to negotiate on the base price & get them a few extras, as well.

I know they are trying to close out phase 1 desperatly there.

No this was back in April when they were only about half way through phase 1.

Depends on the area. They wont negotiate in Marshall Ridge. I do know they are having a harder time selling lots in Briarwyck. Also Briarwyck changes their prices all the time, when they lower the price less standard upgrades come with the house.

They are actually doing pretty well in Briarwyck. It's came a long way since April. The last price change was back in April. They have two different pricing at Briarwyck, the lower pricing is the standard features & the higher pricing is their ultimate package.

Again, I think it depends on the Agent of how aggressive he/she is. The buyers building in Roanoke choose me because the other Agent they were working with was agreeing w/ everything the sales counselor said. She wouldn't negotiate anything for them because she told them they were getting a really good deal & there was no need to. I don't deal with preowned, just new homes. I have been doing this for almost 10 yrs.

Did anyone buy in Village lakes? How is teh community? How is teh drive from here to Dallas ?

There is one more builder that is about to start construction there. Gallery CH and since they don't have a model/office yet, their prices are starting from the 260s.

Why are the GAllery CH homes cheaper than Meritage ? And if any of you bought a Meritage home, what deals did you get ?
