Information on Carrollton TX
I was hoping to get some feedback on Carrollton which looks to be a growing area. Especially in the area of Old Denton Rd along Highway 121. Is there anybody out there that can give me some opinion sand views on this specific area and Carrollton as a whole? Looks like it's in the early stages of growth. I'm looking to move my family and start a business in the area and was hoping to get some good feedback. I drove thru town and along 121 and there isn't much there right now. Looks prime for all of the big merchants like Walmart, Home Depot, etc to invade Carrollton and start building there. Any insight to future projects and rumor of that such thing happening in the near future? Any and all comments would be much appreciated. I have read some posts here and some said Carrollton was on the downside??? Is that true? Are families and businesses moving into the area? I liked it there but I have also heard Frisco might be a better place and area for growth.

That specific area is on the fringe of Carrollton, and may actually be in Lewisville (not sure where the city limit lines are drawn). Castle Hills is at the SE of that intersection, and is considered Lewisville. There is a planned widening of FM544 (Parker Rd.) in that vicinity, and I would expect that there will be significant new development. With the continued build-out of Castle Hills and Moore Farm, there will be more demand for shops and restaurants nearby.
I don't know what type of business you are starting, but that area is perched on the edge of a boom phase, in my opinion.

We'd need to know your business.
If your mobile, Carrolton is accesible from Frisco and vice versa.
If your retail brick and mortar, then that changes things because each caters to a different demographic.

Highly unlikely that a Walmart would build in that area considering they already have two stores nearby. One on 190 at Old Denton and the other on Marsh Lane at 190. This is not counting a third sorta close by in The Colony. Home Depot is on 190 between Denton Dr and Stemmons (I35). Then there is taking into cosideration that much of that land is very low lying and has many small forks from the Elm Fork running thru it. Close proximity to the city of Lewisville's landfill is another deterrent.
As for Carrollton being on the downhill slide, it has been for several years. Most of the shopping centers from Rosemeade on south are nothing but either empty storefronts, off name dollar stores, bazaars, etc. Nothing at all like it used to be. Most of the major grocery store chains have closed up shop and they were in pretty good areas. I mean the Kroger on Rosemeade at Marsh Lane had a ton of apartments nearby and was the closest large grocery store for several miles for 100's of homes.

Parts of Carrollton could be revitalized by the new line joining to Dallas' DART rail. Inside Dallas there are many multi-million dollar redevelopments at the stations.
As for 121, isn't that the traffic nightmare of DFW? I can't imagine vacant areas along there...

It is the new stretch from Frisco on over thru Carrollton, the new bypass. Not the old route either that goes on into Lewisville and crosses Main St and takes you thru all the traffic.
I would not build in that area. YIKES! Used to be nothing but low lying underbrush along the banks of the water from the Elm Fork.

The worst two sections of traffic I've see so far has been along Loop 12 around I-30 on the west side, and I-35 between the Tollway and the Trinity River.

Carrollton is on the way to bigger and better things. Once the dart line comes through I think we will see some rebirth. I have to agree that the southern part of Carrollton isn't the area of choice for many currently, but with the new roads and Dart Line coming through I think things could change.
As far as the north goes... there is a lot of growth going on. The lines do get tricky but much of this area is Carrollton. Especially along the 121 Tollway.
Carrollton has never been big on business. It has traditionally been bedroom community as we use to call it and for that matter may still be. Mostly homes and apartments. My personel feeling is that we will see some drastic changes for the better in the next 5-10 years.

The new portion of 121 is nice.
I'll be glad once the portion near Frisco is complete.
