Default Dallasite on a budget, trying to get away from the suburbs

I'm currently renting, and not in a position to buy right now. I live in the Village, and while it's a nice area, I'm hoping to find something bigger, preferably a duplex or maybe even a small home within an $800/month budget. I'd like to have 2 br and a garage if possible, although I may not get both on my budget. I've done some looking online and have found some leads.

The thing is, I work mostly in the northern suburbs, and while it's nice (I grew up in Plano, so I know the area well), I can't stand the thought of living in a generic apartment community somewhere north of I-635. I lived in Boston for two years and loved the close in, urban feel of most of the neighborhoods, even those not in Boston proper. I like my current location because it's close to everything, and many places are walkable. I've been looking at staying in my current zipcode - 75206, but am also looking at Oak Cliff, Lakewood, and East Dallas. (75208, 75214, 75218, 75216). I'm a professional musician, so I'd like to find something 'artsy' and eclectic (I've already seen a few threads on that).

Anything else I should look at? I found one good lead in 75216, but know nothing about the neighborhood. Also some smaller duplexes in the Lakewood and lower Greenville area. Not as big as the house in 75216, but maybe a nicer neighborhood. Going to check it out this week. I know my budget may seem kind of small, but it is what it is at this point. I just need more space for my musical gear, and my growing collection of tools and car parts (my hobby).

There may be some affordable choices in Deep Ellum and the Cedars, which have a lot of creative loft spaces. You should be able to find some studio lofts in the old buildings downtown, as well. Here's a list: http://www.yourdspot.com/residential.aspx

Perhaps these buildings in the Bishop Arts District might have 2BR's around that price. I doubt if they will have garage parking though. Good Space- Bishop Arts District Dallas Living Working
