Where are the other new developments in Collin or (north) Dallas counties?
I've been posting to another thread about Provence at Firewheel, which is $300's and up. Are there other developments at that price point that appear to be developing well and holding value? Also, if we decide to give ourselves even more margin, what are some new developments in the $200-250K range we should consider? Ideally, we'd like to be within a few minutes of major roads, e.g. GBT, 75, etc.

You can always go further out but that is going to put you further from the major highways. The problem is the areas that are further out are the ones that are seeing the lull in the housing market and not holding value. They have been over built and are just too far from the majority of jobs. They also tend to be more transient. Your neighbors will constantly be changing as the newer burbs further out that are building non-stop, or WERE building non-stop were the target of many relocatees that move and only stay for 2-5 years before moving to another city and state.
The good point about the area you are looking at in Garland is that most people tend to stay. There are not that many homes on the market when you compare other areas of the same age, demographics, price point, etc. The majority of your neighbors will have moved to that house in order to "upsize" and may have only moved a few blocks. Then they move to stay put. This is what also helps keep the market in this area so stable. The lack of housing available at any given time that will fit a particular buyers criteria. Of course the good schools, convienence of the nearby shopping and highways, etc. help as well.

Hmm. Good points, momof2. I hadn't thought of those areas as being more transient. You may have shared this somewhere on this forum already, but what are your thoughts on Collins Estates and Woodbridge? It seems there are some lots still available closer to the treelined, golf club side in Woodbridge, but there also seems to be a fair share of homes on the market there...
