Within an hour my son is looking into Dallas Baptist Univ. I would like to spend around 400,000.

DBU is South of Dallas and there are horse properties on that side of town. Look in Cedar Hill and Waxahachie.

Maybe also Ennis, Ferris and Wilmer if you are looking south of Dallas.

...But only look south if you don't mind the WORST soil (black gumbo) in the world. There's a reason that most of the horse properties are north of the Trinity.

You can go just east of Dallas itself to Kaufman and Rockwall counties and get a beautiful property with a lot more than 10 acres with recently built homes.

Or you can can buy land in a gated community of Royse City (east of Dallas) and buy as much land as you want around 10K-13K an acre and build your dream house. There are 10 acre tracts for sale. It is a little nature preserve.

When I was house-hunting a few months ago, I noticed a number of 2-acre ranchettes for sale in Parker, and many people had horses. Parker is fairly close to Dallas--not that far from 75.

I agree that Parker and Lucas have some really nice ranchettes but those are on 2-3 acres and they run about 400-600K. For 10 acres like the OP is looking for, the cheapest one is 700K and it needs MAJOR updating.
