We good RE agents do pay some attention to JD Powers but better yet we go by experience of what we've seen, our knowledge and the recommendations of our peers.

Grand Homes has been at the bottom of JDP for many years.

LOL, I have a feeling the "good RE Agent" in the thread would bring his clients to Grand Homes in a minute if there were an agent bonu$ involved...who else would use a forum like this to get on a soapbox in the hopes of getting new clients? I've sold many Grand Homes...and many Darling, Highland, Drees, etc., etc. over the years. I have never had a complaint and I actually found Grand to be a pleasure to work with. Their model is "flashy", but so is every other builders' model I've ever seen, that's how they sell upgrades and build emotion, no different than having fancy clothing in the window of a store that sells a lot of blue jeans...it gets people into the process. I don't know what JDPowers has to say about them, but last time I brought a client to Grand, we learned that they have won a lot Consumer's Choice Awards, Dallas/Ft Worth Builder of the Year Awards, and others...they must be doing something right, right? Oh well, sorry to rant, I just hate it when people trash local companies...Grand has been building in DFW for something like 25 years, if they built such a bad house, wouldn't they have disappeared by now?

I love VR! There is an older home there in Coppell on MLS that needs updating but might be worth checking out to negotiate a good price; on the canal is a waaaay cool thing. I have been watching it for a while toying with the idea of pursuing it. I have no knowledge about this property; its just been on my watch list b/c I know this neighborhood very well and it fits my investor profile. Moderator cut: no MLS listings can be posted
