Hi everyone,

I am exploring a possible move to the Miami Valley area in late spring of 2012. I need to be within 30 minutes of Dayton. I will need a small rural farm property to lease. I have preferences but they are not set in stone, I am flexible. Privacy is important as are good fences and a decent barn. I have a breeding stallion and assorted dogs & cats. Would like to raise a steer and a couple pigs each year for meat and maybe plant a small garden if time permits me. 7 to 10 usable acres should be sufficient. I would like to have a water source, a pond, lake or creek on the property. Dirt road is preferable and a dead end would be ideal!

The house should be at least 3 BR/2 Bath. I have seen prices listed in the $1200 to $1500 a month range for something like what I need. Are there rural farm homes in the area for less? A lease option might be a possibility.

When I come to visit what areas should I concentrate on? Is there a big presence of horse riders and owners in the area and if so, where? Where is the largest feed store (besides Tractor Supply). Is there an arena or show grounds? Is there a livestock auction and/or stockyard in the area?

Where are the best outdoor recreation spots? I like to hike and camp! My biggest challenge in moving to the flatlands will be the heat. Is there an area that has slightly cooler temps than anywhere else? A river, lake or hill top? Anywhere? How long do your 90's last? Are there lakes to swim in?

What are winters typically like? More snow, or more ice? How many inches before school is cancelled? Does it melt periodically or stay of the ground most of the winter? Just curious!

Finally, is wood heat common and if so, what does a cut, split, delivered cord of seasoned firewood go for in your area? Other than wood, what do you all prefer (economically) for heat? Oil furnace, monitor/laser, propane, electric?

What are the best sources for leads and info? Newspapers? Ad rags? Craig's List?

You might check for farms i the West Alexandria and eaton area (Preble County). There is a feed store in New Lebanon, which is between Dayton and West Alexandria.
