Question Huber Heights

Hi there - just wondering what the thoughts are on the northern part of Huber Heights. Is it nice?

Also, what school system does it fall under? I noticed that the north area falls under Bethel Twp. Is this a good thing?

I don't recommend it. Its really crowded and boring. Kids get in trouble there a lot too. Kind of a strip mall town. Tons of brick ranch type homes. I know the High School has two or three thousand students. Its kid of out of the way too unless you're going to Fairborn, Vandalia or Columbus. Its more or less a pure suburb town. Its like the oddball suburb of Dayton. It does have quite a bit of diversity though. Ive seen lots of out of state tags there and lots of different types of people. That's just my opinion. I never really liked Huber Heights. Kids there seem to have more of a gang mentality too. Nothing like the east coast or west coast but they still group up in parking lots and stuff and hold races. It has a fair amount of shopping, big movie theater, fair amount of jobs and housing available. I guess the town just reminds me of A LOT of bored kids that want to be gangsters. Best thing about it is the jobs(which are probably taken), and the diversity it has built up. I went to some parties there and met a lot of different types of people. That was years ago though. Overall I think there are much better places in Dayton at least for my tastes.

Here's an honest take on the area you are looking at in Northern Huber Heights. It is a nice area. Safe, Quiet and Very affordable, if you are on a budget or want the best bang for your buck. Basically everything north of I-70 in Huber is going to be relatively new.. . probably built within the last 20 years. They have just opened a new and large YMCA on the corner of 201 and Shull which is right next to the Charlesgate Manor Neighborhood. That Neighborhood is also very close and walkable to Carriage Hill Nature Preserve. . . .which has a horse riding center, hiking trails a lake for fishing. Also in the Northern part of Huber are a couple strips malls with stores like Target, Elder-Beerman, Kohls, Bath and Body Works, Applebees...etc.

Also, there are plans though they have stalled a bit for an 18 hole golf course to go in right above most of the homes in the area. If you move to Huber this is one of the areas I would suggest. You most likely can get a very nice home that was built in the 90's that is close to 2,500-3,000 square feet for probably under 200K

So the schools....here's where the confusion lies. Huber Heights annexed a bunch of land that is in Miami County to build homes and the golf course, right now there is a debate on which schools ultimately are going to get these kids but as it stand now, if you are in Miami County but in Huber, your kids go to Bethel School, if you are in Montgomery County your kids go to Huber Heights Schools. So if you are looking for homes north of 70, and find something in the Charlesgate area your kids are off to Huber. If you find something in Parketowne, your kids are off to Bethel. There is difference between the schools; Bethel is a very small rural school. so your kids would be exposed to that type of atmosphere, however, b/c of the development in Huber a lot more kids going to Bethel & they are having a serious overcrowding problem with too many kids and not enough room. Huber Schools are much larger with at least 6 elementaries, 2 junior high schools and a large high school with about 2,100 kids. Wayne High School is a sound High school that fits nicely in the middle academically of all Dayton Metro Area High Schools; they also usually have strong sports programs as well. Because the High School is so large your children can get a wonderful well rounded education if that is what they are looking for. Wayne is one of the more diverse high schools and big on tolerance. There really is not the gang mentality as someone mentioned, but there are a lot of kids that like to immolate what they see on MTV, but I think that's in every high school. Overall, I would suggest this area for a middle class family that wants a nice and safe place to call home.

Also, there are some really nice areas in Huber that are being built off of Bellefontaine Rd. And also on the west side of Huber off of Chambersburg.

If you seriously believe that area is like Hialeah, you're really misinforming people. It's nothing like Hialeah

HIgirl here are a few homes in that area of Huber you are looking at:






All of these homes are in the area you were thinking about in Huber and all of them are for sale. The first one is about 245K the rest of them are under 200K....all Huber Schools.

Thanks "prfcttimeofday". Nice looking homes. I do not have kids, but want to be able to sell my home in a few years; therefore, I am interested in the school system. Is there any "rumor" about Bethel Schools expanding to compensate for the overcrowding? Also, I am interested in a safe place to live and from I am reading from you - Huber is not a bad place at all, especially if you stay in the northern area (N of I-70). Is this correct?

Huber sucks. Its expensive and offers nothing any other suburb wouldn't. As far as I know Bethel is a very small town and has a small school. I think I meant to say Huber Heights High School has about 5k kids? I'm not completely sure but I know when I was there it was one of the most crowded. The area itself is really plain too. The entire city of Huber Heights is north of I-70 im pretty sure.

You said you weren't going to stay in your home. That has me wondering if you're purchasing real estate to resell after the housing slump is over? Its also a peculiar location because its towards Columbus. Are you investing hoping Dayton and Columbus start sprawling towards each other? You don't have to answer if you don't want of course. Its really none of my business. I just hope you aren't up to house peddling. . .

It really is a nice and affordable area, which is the key that a lot of people are looking for. I grew up in that area, and felt completely safe. I now live in Oakwood, which is about 25 minutes south of that area, and I feel as safe in Oakwood as I did there. Both areas are quiet and have a good neighborhood feel. There are some middle to lower middle class parts to Huber, but that is predominately in the Southern/Southern Central area between Troy Pike and Brandt Pike.. . and I would advise you NOT to buy in that area.

I don't know if the rumors about the Bethel system are true, but they do have an over population problem on their hands right now. . . so I'd gather that yes, they probably are looking to expand to accommodate the kids.


I've read a lot of your posts and from what I gather you are looking for; I feel you'd probably like Oakwood best. You'd probably also like Yellow Springs and TippCity, but both are somewhat removed from the amenities that I like and take advantage of b/c of their close proximity. It seems like you can find ANYTHING south of town moreso than when I lived north of town. . .and I think that has to do with the Southern and South Eastern Part of Dayton Metro being where the wealthy for the most part choose to live.

The best schools in The Dayton area are Oakwood, Centerville, Beavercreek, Bellbrook, Tipp, Springboro...you could probably throw in a couple others as well. You would probably get a better return on your home for living in the first 3 cities. I also think you might like Bellbrook; it is much like YS and Tipp, but much closer to amenities. However, getting back on topic, the Northern Part of Huber is just like any of these affluent southern communities of Dayton.

Here's my order for you! :-)

1.Oakwood
2.Bellbrook
3.Centerville
4.Beavercreek & Northern Part of Huber (you will most definitely get the most house for your $$$$ in North Huber)
6.Yellow Springs
7.Tipp City
8.Springboro
