I haven't read all the posts on here yet, but this is how we did it. We rented from a slumlord for 13 years, and he suddenly decided to sell it. When he asked us if we wanted to buy it, and we asked him if anything we paid for the years we lived there and took care of maintenance ourselves,would count towards partial payment, and he refused. We found our house by accident. The owner agreed to go land contract, with the payment amount equal to what we were renting for.l After 18 months, we got a loan thru our credit union. They seem to be much more lenient than banks, with lower interest rates also. We also got our daughter's house the same way.

You just have to be careful not to buy from someone who will come back a year or two before you get a loan and insist on payment then or he'll take back the house. That happened to our daughter after they made improvements on the house. The scum had no idea that we were already working with the CU for a loan. We found out he had done this to the last 4 people who lived there. (A way to make improvements on the house at no cost to him) He was so irate he refused to go to the closing with us. Our CU lender informed me later that when he dd come in to sign, he was very nasty to them. He found out he sold to someone who wasn't going to fall for his scheme.

Large chunks are, the key is to know where to go and where not to go. Way too many people paint the city (or heck, a whole freaking side of town) with a broad brush. Deweese Park, McPherson Town and Wright Dunbar are just about the safest neighborhoods in the entire city, and guess what? All are in city limits, on "that" side of the river, but yet are a great deal safer overall than the Dixie Strip in Harrison Twp. or Drexel.

On the other hand, no rational person could argue that it is a great idea to wander down Germantown St by Stewart in front of Desoto Bass alone at 3am either. But I don't believe anyone is making that argument or ones similar so no worries there. The key is know, like we do.

Downtown Dayton *is* safe. Only a fool would look at Dayton and say that it's a dying city. Dying cities don't have $300,000-500,000 townhomes nor state of the art libraries. You can buy whole blocks in Gary for that kind of money and most of the libraries are long boarded up.
