Yes there is room for them to expand in the direction of Stewart unless other plans for that acreage. Also, they could move some of their parking across River Park Drive, which would free up some land for new construction. Again, if UD is willing.

Default Miller Valentine Option Expires, Other Developers Showing Interest in Montgomery County Fairgrounds Mixed Use Projects

Miller-Valentine option to buy Montgomery County Fairgrounds expires - Dayton Business Journal

The fairgrounds saga continues.

This opens the site up for other developers. Miller-Valentine may still be involved, and the head of Fuyao is said to be willing to develop a mixed use project at the fairgrounds costing hundreds of millions of dollars.

I wonder if there is demand for two new hotels in/near downtown. Also, I wonder how this impacts the development at the fairgrounds site. I can't imagine another hotel there like was planned.

Probably doesn't help! A hotel on the fairgrounds site would be within walking distance of MVH and the main part of the UD campus though. One can always hope!

Keep in mind how many hotel rooms are "off the market" or close to it, since 2008 - both Holiday Inns along I-75, the former Dayton Imperial hotel at Needmore, the Dayton Grand, Rodeway Inn & Days Inn at Miller Lane, a couple hotels along Dixie, Super 8 in Moraine, Wyndham hotel at Dayton Mall, and so on... lots of places either off the market or significantly downgraded from their former monikers.

These hotels will do fine, and pull a lot of customers from there. Because I'm sure a lot of business travelers (single, looking for a good time for a night, etc.) are going to realize that it's a lot easier to do that downtown or close instead instead of Ubering it out to the suburbs. Plus, as weird as it seems I think we are finally low on supply (bizarrely enough, we are low on supply of industrial space too... who thought that day would have come back in 2012?).

I am surprised on the Holiday Inn location though. Doesn't seem like a good spot at all, across the interstate by the Courtyard by Marriott would make a lot more sense. But I digress, there was a hotel there before so who knows? To me it seems like they are missing an easy market, a market of people that want to be able to easily walk to UD arena and potentially Brown St., but I'm sure they did their due diligence on site selection.

Very good points.

Yeah, the location doesn't make the most sense. To me, you put hotels by where people work or want to go out at nights. So, downtown, near colleges/universities, malls, etc.... This location is close to some of that, but to far for them to walk. So, all it means is a shorter drive. To me, having to go 2 minutes or 10 minutes doesn't make a difference. They could have picked better places, but you would think they know what they are doing.
