Please read and answer these questions so we can assist you on your move to the Dayton Region:

-Where you are working? Would be working in West Third Street in Dayton
-How much you are willing to spend on housing? Up to 120K
-How long of a commute you're willing to tolerate up to 30 mins... if I HAD to 40
-If you have kids: Private school or public school? Public School
-What type of neighborhood environment you are looking for: small town feeling? small city excitement? suburbia delight? I would like more of a small town feel but would like to not be in the middle of nowhere... kind of like the suburbs but my husband would prefer a place with a bit of land. If we can't find a place with a bit of land we'll manage :-)
-Community amenities important to you? Schools are our top priority. Would be nice if there were family-friendly things to do nearby
-Pie or cake? Depends on my mood.... but I'm a big pie person. Who it's filled with sugar what do I care? ;-)

Where exactly on West Third are you working? Is it downtown or further west, such as around the VA. It may make a small difference in recommendations and commute times. Especially in regards to finding land. The west and north sides of Dayton will be easy to meet the commute time and still have a chance of some land, even at 120K. This works better if you are commuting to the VA as opposed to downtown.

First off, welcome to the darkside haha (I comment on both the Dayton and Cincy forums, and I personally am from the Dayton metro).

Secondly, I'm going to list some target communities like I did before and post some housing examples. This time though I will include three options with subpar schools (italicized), but with a closer look + private school may be a good fit. The reason why I'm listing is because the neighborhoods I'm going to post are safe and offer land + more / nicer house in your price range.

Third, overall stores / services, etc. are more to the north, south, and east. The west side of Dayton has fallen on hard times.

The communities are (size of community / School letter grade / distance from W. Third and Gettysburg Ave.):
1. Trotwood (Large, D- , 10-20 min)
741 Broad Oak Dr, Dayton, OH 45426 is For Sale - Zillow
5287 Union Rd, Clayton, OH 45315 - Foreclosure - Zillow
(best odds of having land + decent house in your price range. Plus closer to shopping in Huber Heights and what's left of the Salem Mall big-boxes. Downside is higher crime and worse schools, despite the nice facilities.)

2. Jefferson Twp. (Small, F, 10-20 min)
7395 Dayton Farmersville Rd, Dayton, OH 45417 is For Sale - Zillow (probably could bargain down)
9111 Forney Rd, New Lebanon, OH 45345 is For Sale - Zillow
(Close, has land. Higher crime overall, but countryside should be fine).

3. Clayton (Large, A-, 15-25 min.)
5975 Marylew Ln, Dayton, OH 45415 is For Sale - Zillow
6520 Freeport Dr, Dayton, OH 45415 is For Sale - Zillow
4212 Crownwood Ave, Dayton, OH 45415 is For Sale - Zillow
4847 Dawnwood Dr, Dayton, OH 45415 is For Sale - Zillow
(Closer to shopping in Huber and Englewood, farther from your work location. Great schools, lots of AP programs).

4. Germantown (small, A-, 15-25 min)
218 Dayton Germantown Pike, Germantown, OH 45327 is For Sale - Zillow
204 E Market St, Germantown, OH 45327 is For Sale - Zillow
382 Lindell Dr, Germantown, OH 45327 - Foreclosure - Zillow
(Picture-perfect small town. Lower housing prices because it is more isolated. Great schools)

5. Miamisburg (Large, B+, 20-30 min)
5460 Bear Creek Rd, Miamisburg, OH 45342 is For Sale - Zillow

1228 Warwick Dr, Miamisburg, OH 45342 is For Sale - Zillow
(Closest to the most shopping at Dayton Mall. Beautiful downtown, nice community. Farther west would be better so you can utilize OH 4 to get to work. Good schools.)

6. New Lebanon (small, B, 20 min)

155 Parkview Dr, New Lebanon, OH 45345 is For Sale - Zillow
271 E Main St, New Lebanon, OH 45345 is For Sale - Zillow
(The town itself looks rougher, but it's not Trotwood of Jeff. Twp. rough. Schools are decent. Isolated)

7. Vandalia (large, B+, 25-30 min)
7519 Downing St, Dayton, OH 45414 is For Sale - Zillow (best fit home overall if you can get their price down, as far as I can tell. Needs some cosmetic work, but definitely appears to be livable)
1913 Sunny Ridge Rd N, Dayton, OH 45414 is For Sale - Zillow
335 Mossview Dr, Vandalia, OH 45377 is For Sale - Zillow
(Nice community, good access to shopping in Huber + its restaurant strip at I70/75. Typical suburban feel).

9. Huber Heights (Large, C+, 20-30 min)

(This is America's largest planned community, if you want an idea of its feel. Popular for transplants / WPAFB workers. Good amount of house for the money here, and lots of shopping)

10. Harrison Twp. (Medium, D, 15-25 min)
5367 Abby Loop Way, Dayton, OH 45414 is For Sale - Zillow
136 Winnet Dr, Dayton, OH 45415 is For Sale - Zillow (in a cool neighborhood that matches your interests well)
331 Winding Ridge Dr, Dayton, OH 45415 is For Sale - Zillow
(Would probably want to do private schools here, but the neighborhoods are nice and close to your work)

11. Xenia (Medium, B-, 30-40 min)
575 N King St, Xenia, OH 45385 is For Sale - Zillow
84 W 3rd St, Xenia, OH 45385 is For Sale - Zillow
212 E 2nd St, Xenia, OH 45385 is For Sale - Zillow
(Posted because it's a very nice historic county seat with lots of great options in your price range. Close to shopping within its boundaries and Beavercreek's two malls. Also good highway access on US 35 straight into W. Dayton. Downside is somewhat worse schools).

12. Beavercreek (Large, A, 20-35 min)

(Very nice community, but $120k will only get you into the older sections of town. No land, classic suburban).

13. Kettering (Large, A-, 20-30 min)

(Nice community, a little more bang for your buck here than Beavercreek. Also better commute times. No land, classic suburban.)

14. Oakwood (Medium, A+, 20 min)
450 Forrer Blvd, Dayton, OH 45419 is For Sale - Zillow
435 Orchard Dr, Dayton, OH 45419 is For Sale - Zillow (Duplex, but it's in Oakwood for around $120k so if you really want Oakwood I'd consider it)
224 Orchard Dr, Dayton, OH 45419 is For Sale - Zillow
(Elite small town feel. Rarely there is stuff at $120k here - definitely the low end. Best school system in the Dayton area. Decidedly no land)

Personally, I like Germantown and its schools (Valley View Local) for the OP. Best commute times, not really that isolated, safe and value with land!

218 Dayton Germantown Pike looks nice, but sits on a tiny lot near a rail line (not sure if it's active though).

Clayton would be my next bet, though you'll have a harder time finding land in your price point outside the suburban area proper. Up towards Phillpsburg may be an option, as that is still Northmont schools but may not run as expensive as places closer to I-70. OH 49 would throw you right down close to W. Third and the VA area.

Brookville wasn't mentioned. Why? If Xenia was, then Brookville might as well be (closer since it is on the same side of town).

Thanks everyone I feel like this positio may be a better fit than the one I interviewed for in Hamilton. After getting an official email from their staff the address is actually 1111 S. Edwin C. Moses Blvd. If that makes a difference. While some land would he great I think we could deal fine witbout and the husband will learn to love it. After all we are coming from MD where 1 acre is a good deal of land

Hmm I gues its not the right address either.. if it helps its with Child Support so perhaps the address I found initially was correct

If you are looking for an acre of land, maybe the outskirts of Montgomery County (Clay Township, Phillipsburg, Brookville) or parts of Preble County (Lewisburg or outside of the Eaton area).
