Probably the most interesting, best designed, new development in the area is in Clayton/Englewood: Villages of North Clayton.

Hi, I lived in Vandalia, one town away from Englewood. My dad worked at the base and left at 630a to get to work for 7a. Of course, there is tons of construction now, plus Englewood is off of 70 instead of 75, unless you went over the dam on 40 and got on 75 in Vandalia...

ALRIGHT! I AM GOING TO CLEAR THIS UP! Englewood is a nice town. It has some ammentities and a feeling of away-ness. (Countryside) Besides that, it isn't so great. Honestly, and with TOTAL honesty. The Englewood/Clayton region experiences growth and then dies quickly. There is a very small shopping base. (Meijer, Kroger, and Wal-Mart) Although those are quick and easy, there is nothing that is driving this town forward. If it where me, I would choose the community right next door- Vandalia-Butler. This community is DRIVING FORWARD! The city has really become a beacon of hope for North Dayton. Vandalia-Butler City Schools actually rank better than Sugarcreek, Northmont, and Beavercreek. It has been consistantly second behing Oakwood in it's academic achievements and is gaining on Oakwood. The city has a huge shopping base and it is growing. The area of Miller Lane is in Vandalia-Butler and has gained roughly 25 new restaurants in the last five or six years. This area also has about twenty shops, an Office Depot, a Wal-Mart Supercenter, Sam's Club, and upcoming are a Morris-Ashley Furniture Supercenter, a Cinema Deluxe, and a Super Target. The city has strong companies based in it, one of the leading being IAMS petfood. It also has office branches of GE Aviation, TechFlex, CROWN, Lions Apparal, Fed Ex, and so many more. Vandalia-Butler has one of the lowest crime rates in the area. There are more parks in Vandalia-Butler than in Englewood. There is more open space. The community is planning a lifestyle center like The Greene near Peters Pike. There is alot of high-quality development. Also, the city is more centralized and much closer to the city so there is easier access to local ammentities. Vandalia-Butler has a large ammount of high quality residential development with projects like HOMERAMA in Meeker Creek making it one of the most luxurious neighborhoods in Ohio. Although Englewood is nice, you'd be missing out not to choose Vandalia-Butler!

The Villages of Nroth Clayton by the way is NOT doing well. Alot of home prices are going down, they have only gained three shops and people have complained about the overpricing on the homes. It is out in the middle of nowhere and alot of business growth will NOT be seen there. Another problem is although its built as a high-quality residential neighborhood it sits about thirty seconds away from a WALMART and a few abandoned/failing shopping centers. (Hoke Road)

This will clear up any future debate on which school district is better:

Personally, when I look at the data, what I see is that with maybe the exception of Oakwood (PI >105), Beavercreek, Sugarcreek, and Vandalia are roughly the same (PI between 100 and 105). Even Northmont is on the same level.
So, for the claim that Vandalia-Butler schools rank above Beavercreek, Sugarcreek, etc... that's just really not true.

Nice post, but let me correct a few things:1. Vandalia has no Target, much less a super-Target. They are located in Huber Heights, and there are no super-Targets in the Cincinnati-Dayton region2. The nearest movie theater is also in Huber, a Showcase cinema3. Vandalia-Butler schools are actually slightly weaker than the other schools you mentioned. They are roughly on par with Northmont.4. Yes, there is a develoopment planned at Peters Pike by the airport, but it will not be similar to the Greene. There will be a shopping pavilion like Bridgewater Falls near Hamilton at best.To all reading, both are great, very similar communities. The difference should be based on personal discression because there is little else to seperate these communities at all.

Actually its just west of the older part of Englewood on US 40 and pretty close to a I-70 interchange (the one with the Wal-Mart) so its pretty accessible if you need to take the interstate to work. And it is a superior development to most anything "north".

It's sort of transparent the way you are trash talking the Englewood area. Vandalia isn't that much different except for that edge city thats developing out along Miller Lane/Poe Avenue by the interstate...and there is more of an older, pre WWII part of town in Englewood.
