Hello,

I will be moving to Dayton, OH, next month. Want to know about the lowest crime areas. I will be working in miamisburg. Any info on specific apartments/locations is welcome.

First, welcome to the Dayton/Greater Miami Valley Region. How much are you willing to spend on rent? Depending on that amount you could easily walk away with buying a home in this area and market. As for locations, here's the low down on what's "safe" around Miamisburg.

Miamisburg itself: Miamisburg is a quaint little town that grew into one of the larger southern suburbs of Dayton in the late '80s and '90s. It has a range of housing from small older homes in the 100K range to new homes from 200K and up. If schools matter, the district ranks (by test scores) as effective (second down from excellent) but I would consider it an all in all good school district. As far as desirability in the race of suburbian Jones's (if you care about such races) Miamisburg is probably the least desirable of the three I'm mentioning up front. There's plenty of shopping around with the Dayton Mall and its adjacent strip centers just off OH725 and OH741.

Centerville: This suburb also has a small and older downtown district, but for the most part it's a suburb through and through. Centerville is east of Miamisburg on OH725. It has excellent schools, plenty more shopping along the main roads, and a wonderful parks and rec system. Here to is a range of new and older units but because of its desirability the prices are somewhat high for the region.

Just south of Miamisburg is Springboro (south on OH741). This is a relatively new suburb that built up around yet another small farm community in the 90's and 2000's. Schools here have an overcrowding issue but continue to rank in the excellent category. Much of the new shops and restaurants are building up along OH741 and there will be a new interchange built for Spingboro north of the current I75 interchange.

Three other really safe communities in southern and eastern Dayton (30-45min from Miamisburg) include Bellbrook, Beavercreek, and Kettering. While they all have there own personalities, they basically offer the same lifestyle as the above mentioned with a slightly longer commute. Another great town/suburb would be Oakwood. It's about 30min north of Miamisburg during rush hour and offers what is actually a rather walkable communtiy with excellent schools and an astounding police force. But it is rather low on rental units and its homes average in the 250K+ range (some small ones can be found for around 150K). Also check out The Greene town center. It has wonderful new apartmetns (unless you require ADA assistance as they are being sued for some ADA violations) in a semi-upscale shopping and entertainment complex. It is just off I675 exit 10 in Beavercreek.

There are quite a few apartment complexes on Springboro Pike just south of the Dayton Mall, east of Lexis-Nexis, and along Lyons Road and Washington Church Roads, east of the Dayton Mall. One should be aware that the traffic in this area can be congested, particularly the OH 741 (Springboro Pike) and OH 745 intersection.

That whole area is quite convenient to Miamisburg and handy for shopping of various types.

All in all these apartment/condo areas are pretty safe as far as I know.

thanks for the detailed post. Im moving from NJ(work place is philly). I currently own a home here & cant sell it yet. hence i'll have to rent & im willing to pay around $600 as rent. NJ has a lot of Indians & i've quite a large number of that community as close friends. im trying to get to a place where there are a number of indians, since my gf is from that community. any and all advice on that is welcome.

Again, thanks for the info. it really helps.
