Northridge is one of the crappier suburbs of Dayton, no matter what side of Needmore Road your on.

That be true, but he said $40,000, kinda limits your options if you dont want to live in the hood.

Northridge is very crappy. It's main downtown area (if you could call it that) is notably the Dixie Strip, for specific reasons hinted in the title. The area does have some nice homes back on old plats but the school system, is, by no means good. If you travel just a little further north of that you're heading to York Commons, Butler Township, and Vandalia, a really up and coming area with alot of plat homes that you might find in that range if you look good enough. But I would, personally, suggest heading closer to downtown. I think it is going to boom in the next decade. And the historic districts like St. Anne's Hill, Oregon, and Rubicon are really improving.

It's still a nice area. Like most of the Dayton region you will notice foreclosed homes smattered throughout. However, they do seem to sell, just at a slower rate. Wyoming Street is not as nice since you are bordering Twin Towers west of Steve Whalen Blvd. Twin Towers is in pretty bad shape.

xenia ave or 5th street if you really don't care about 3rd street. Jersey is not bad either (who needs a Tv when COPS is On 24/7) outside the window.

Look up around the Wright View area. There are many nice areas in East Dayton. I would stay away from Xenia Ave.
