That comparison of HH with Levittown was pretty good. The differnce is that the Levitts stopped with Levittown. The Hubers kept on Huberizing nearly the entire township.

My point was only that I don't think this region can truly support another mall - no matter where you put it. We're oversaturated with retail, and they're not good paying jobs at that.

I say build one up north already. I live in Brookville and there is no clear choice for my money, I have a bit of a drive, but I drive to all the Miami Valley malls as well as Richmond, IN. I think it would be great to have a Dilliard's or something similar in Vandalia.

The north suburbs of Dayton definitely have a shopping mall shortage. The only mall I know of up that way is the Piqua mall, and it is both tiny and quite pathetic compared to newer malls.

If the economy doesn't turn around soon, I think we'll see many more shopping mall vacancies. There are a lot of retailers that are holding on for dear life and probably won't be able to survive the recession much longer.

The mall concept is going by the wayside. There are very few new indoor malls being built.

What's going uo now are two forms of concentrated retail.

The Power Center. A collection of big box/discount stores close to one another, with maybe some small retail remoras nearby. I dont think there is a true power center in the area, though the old Salem Mall area sort of has that going on:...Target, K-Mart, Lowes, Home Depot.

The Lifestyle Center: Easton (in Cols) and The Greene are best case examples.

Im not sure where you'd put that Singer development out along Miller Lane.

Default Vandalia-butler wins!!!

Overall, Vandalia would be the best place to put a mall.
WHY do we need one?

1. There are three huge malls south of town and none north. If anything is oversaturated it is the south side that needs to CUT BACK.

2. We would do far better than any other mall in Dayton before simply because of location: International Airport, I-70, I-75, Airport Acces Road, VERY central, close to downtown Dayton.

3. There is a quickly growing population in Butler Township, Vandalia, and Tipp City.

4. The average worth of a property has gone up in Vandalia-Butler quicker than ANY other Dayton city or area since 1970 and it has RETAINED that title since.

5. Vandalia itself has very little shopping considering it's population. Englewood, which is smaller by nearly 8,000 people currently has 40% more shopping so there is definitly a population to reach out to.

6. Vandalia has a very strong police force (ranked 3rd in State in Ohio Magazine, May 2009). This would prevent anything similar to the Salem Mall.

7. Let's be honest: no one is going to Trotwood for a mall anytime soon. I'm sure that Tipp City would get a mall before Trotwood would so there isn't a lot of competition there.

8. Vandalia-Butler is a family oriented community that will continue to see that trend, ecspecially with the new renovation and extension of their high school and a new middle school by 2011.

9. The community wants it. And thats important. Most communities like Vandalia would be hesitant on this, but the city recognizes it's advantages and would openly support it as a community center.

10. For crying out loud, Vandalia is the Oakwood of the north! (Vandalia is probably (this is stereotyping and speculatie, of course) the better end of the north Dayton suburbs when it comes to an overall strong sense of community, strong school structure, and community involvement.)

Let's get real. Vandalia has got it. Someone has to build one soon. The mall would steal some retailers from Huber and Northmont but not too many. Huber and Northmont already have had a decrease in population anyway so they could use some business loss. Vandalia-Butler, on the other hand, is a very fast growing community.

The Levittown people were constructing houses until 2007, long after the various Levittowns were constructed.

What about the west side? I've never been there and have no idea what's there. From the lack of any mention what am I too assume?
In looking for a little place outside of town I totally discount places like New Lebanon. It would be nice if the west side got something.
