I know exactly what you mean about the prices of houses and the crazy commute. I come from CT, 45 mins outside NYC. It use to take me 2 hours to get to class bc I always got stuck in NYC traffic, should have only taken 20 minutes. The house we bought here in Kettering is like 200k less than my parents house and it is pretty much the same type of house and size.

We are actually trying to sell our house. It is a 3br and we need a 4 or 5 (3 kids and a monster for a dog). We originally lived in Beavercreek then when we bought this house we chose Kettering b/c of the school system. If I recall correctly, Beavercreek, Kettering, Oakwood (very overpriced), Centerville, Washington Township, Bellbrook, Englewood andYellow Springs are all marked excellent or excellent with distinction. These are the towns we are looking to move too. Englewood (Clayton, Union) is north of dayton but the housing prices are even cheaper and not too much of a drive from Beavercreek depending on what part of town you live in. The only downside is that it is north of dayton and away from everything (malls and stuff).

I prefer to move south of Dayton since it is close to all the shopping and malls. We even considered Springboro. We actually looked at building a house off of 48 (centerville, springboro line) and we were amazed with what we could build, brand new house for 236k.... 4 bedrooms, a finished basement and a bonus room over the garage. There are a lot of houses on the market now for around 175-220 that are 4-5 bedrooms and 2300+ square feet, some with even a good amount of property.

Someone touched on this earlier, but Beavercreek currently has no income tax. So, despite the high property taxes (1.99 percent I believe), you end up paying some of the lowest taxes around if you live and work in Beavercreek. I unfortunately live in Beavercreek and work right across the street in Kettering, so Kettering snags my income tax.

That being said, my wife and I are upgrading from our condo/townhome by building a 4br 3000+ sq ft house down in Springboro at the exact location mentioned by Mandy above (Winding Creek, I presume). We love Beavercreek, so it was a tough choice, but they are both nice places to live.

Now we just need to sell our condo!
