Any advice on Wheatley Ave in Dayton?
I am considering renting a home on Wheatley Ave. I know the area is considered a "problem area," but the fact that I am a nursing student with 2 kids on a limited income makes the amount of rent that is being asked extremely desireable, but I'm not willing to put myself or children in direct danger. Any thoughts??

I wouldn't live there in a million years. But to each his or her own. Have you Google Street Viewed that street? Notice all the broken out and boarded up windows on the houses and apartment complexes. That's never a good sign.

Wheatley Ave is in Santa Clara which, if I'm not mistaken, is the neighborhood that has the highest vacancy rate in Dayton. I'm talking larger apartment buildings that span 1/3 of the block that are boarded up. Niagra Ave between Wheatley and Linda Vista Ave. is a good example. Lot's of vacant homes too.
During the day many of the homes and apartment buildings, that have residents, have larger groups of folks hanging around partying and the night gets pretty wild. It's a very rough area. If it were me I would not move my family there. It's just a rough area...period.
I'll tell you what - you personal message or post the price range for me, and of course other must haves and I will help make some suggestions. Also, I have a friend that has over 46 rentals in West Dayton. I can get his number for you if you are set on West Dayton. Now, please don't listen to all the "West Dayton is horrible" people on this forum. There are parts of West Dayton that are probably the worst in the city and other parts that are very,very nice.

Extremely true. Many people don't frequent the area enough and thus think they can easily make a broad generalization, this is very far from the truth. We have a bit of "Cincy Syndrome" up here in the D, as well.

Yes, there are perfectly decent streets on the West Side of Dayton. But Wheatley Avenue is not one of them.

I agree with you regarding the "west side". I actually lived in Residence Park for several years and was very happy. My problem is because I am in nursing school I do not have a job (the nursing program is extremely intense & I am a 4.0 student), I simply live off of student loans (and yes I have alot of them). I am willing to pay someone several months advance in rent and provide excellent rental references to prove I am a good tenant, but the properties I have been offered are like the properties on Wheatley. Please forward my info to your friend....stacy_c_79@yahoo.com. I would love to find a decent affordable place in an area I can feel safe in...more for my boys than for me. I can afford up to $650 although the cheaper the better. I prefer a 3 bedroom 1+ bath, but could live with a 2 bedroom 1 bath. Single family, off street parking, & w/d hookup also a preference.
