There are some great victorian homes around the Grandview Hospital area and downtown Dayton - alot of these areas are in the "refurbishing" phase however these areas are surrounded by some not so great areas. Does that make sense?
Centerville has a great school system but housing cost can be higher. If you decide to live within the city limits I would suggest you send your children to a private school - I can not think of one Dayton public school that I would sent my child to.

There was a good series of articles last month in the Columbus Dispatch that talked about economic revitalization efforts in 7 Ohio cities. Here's a link to the article about Dayton. Consider it a must-read if you want to understand how the government there is looking to improve the city.

How about Eaton? It is an older community with good schools and older homes. It is about an hour drive into Dayton. It seems that Preble County doesn't get mentioned to often. Maybe I've been here so long that there is something everyone knows about Preble that I don't.
When my son started school we moved to Preble County. We were living in Dayton at the time. I hated the Dayton Public School system. The funny thing is, I graduated from a Dayton high school. One would not believe what has happened to these schools in 30 years time. Sad for the people that can't leave and find better options for their children. Shouldn't have to.
Germantown is another option. It has been a great town as long as I remember. My grandparents lived there most of my life and I don't think it has ever changed. The school system is a great one. It has lovely older homes and new construction as well.

Beavercreek my be high, but like they say, you get what you PAY FOR. Good school and police there, what more can you ask for. Take a good look at the City of Dayton, trash, crime, etc.

Saw some posts on here from people looking to rent or buy in Dayton after a job transfer. We had a job transfer and had to leave our home in Dayton and move to Colorado. So we have a great house for sale or rent or creative financing in St. Anne's Hill Historic District in downtown Dayton. I'll add my two cents for Kettering. The elementary school is second only to Smith elementary next door in Oakwood. But when your children are older, they will end up at the same high school, Oakwood High. Excellent curriculum and when they graduate from there, they will likely be ready for just about any college they can want. Having attended Oakwood High speaks volumes to area businesses and that, alone, will give your children a leg up when looking for work later.

Alice -- Oakwood and Kettering are separate school districts. The only two elementary schools that feed Oakwood High are Smith and Harmon Elementary in Oakwood.
