I don't have to remind Woodall that this has been a slow market and if your property is getting showed ...that is good news .

OTOH, if there is very little interest that may indicate other issues. Have you tried to express your concerns to your realtor and/or the RE broker? Perhaps they are not aware of your displeasure?

In general, if you cannot get satisfaction - as you expressed - one of the options could be to switch realtors -- before any other realtor can meaningfully get involved --- I know it is hard to make that decision w/o knowing if the next person (realtor) is going to be any better .... but that's how the professional ethics works, that protects your mutual interests (yours and your realtor's)..

Thanks for the info. I did look for "Elevator", but, some condos that don't have elevators can still have handi cap access to the first floor - and some do not. I did not see the terms "walk out unit" and "stair entry" - I will have to look for that in the future.

I do get a little frustrated that many of the listings simply leave out information such as sq ft, HOA and condo fees etc. I don't know if it is because the seller is not providing the information to the realtor or if the realtor is not willing to take the time to enter all the information.

And whoever said a "good" picture is worth a thousands words is right on. Again, is it the seller or the realtor who just does not want to take the time to have their listing make a good impression?

Years ago the potential buyer contacted a realtor and looked though a book of MLS listings - today the buyer looks at the MLS listings on line long before they decide to contact a realtor. I can't believe a seller does not insist on as much information as possible show up in their MLS listing.

..... ..... probably, or maybe, or it could be.........that you are looking at the public site for Innovia, which has sketchy information, and is an all out effort to induce buyers to call a Realtor, giving you just basic information. The "paid" version of Sussex MLS is only available to subscribers in the business. That site has the Coded Features with all those details you didn't see, like condo fees, rental histories, some sfla, and hundreds of other coded features which Realtors can add. That site is extremely complete, leaving nothing out, plus there are tons of photos of the exterior and interior of units/homes.

I remember those old MLS books! I just threw my collection away which were dated from 1982 until, I forget when! The MLS system is much more secure now, and subscribers even have a SafeMLS gadget assigned to only one user, which is needed to access the site, along with passwords.

I may be reading this wrong but I'm not quite sure I understand what you are trying to tell me. Are you saying I have to terminate the contract before I even speak with another realtor?

No. But you do need to consult someone if you intend to end a Realtor contract rather than simply not renewing one.

Consult someone like who? It is written in our contract that we can end the contract at any time.

Any Realtor contract I've signed had a date that the contracted ended if the house had not been sold. If it were me with that same kind of contract I'd consult a Real Estate Attorney just to be sure I wasn't getting myself in legal trouble if I switched before the end date of that contract.
