Looking for that perfect place in Delaware (Wilmington, Newark: for sale, houses)

My husband and I decided to move to Delaware but we're not sure what area is best for us.

I was hoping some of you could narrow down areas for me to start my search in.
I'm looking for an area where I can get a home on a lake, pond, or even bay in an older established neighborhood with mature trees. I'd like to own the land. I'm not looking for a huge house.. it'll only be him and me.

It has to be 2 hrs or under of driving to NY.

We have no school age children so schools are not an issue.
I'd like to have access to shopping and drs in the area.
I'm not fond of chicken farms having spent my summers on one.
and I like people. neighbors, so I'm really not looking for too much property.
We can go up to 400k for a home although I'd like to keep it below that.

Any suggestions would be greatly appreciated.

The closest connection between New York and Delaware would be between Staten Island and Claymont. That distance is about 110 miles and includes two bridges. Unless you are ready to exceed the speed limit, two hours is not a reasonable travel target between these two states.

Hoopes Resevoir near Greenville might have some houses around it, Old NewCastle, on and near the Delaware River. Delaware City, with the Delaware river and there are some ponds in Delaware City. Delaware City is probably as far as you'd like to go south in Delaware to keep 2-3 hours from New York. You should call a realtor, areas like Greenville, Centerville, Montchanin, and Yorklyn might have what you're looking for as well, these areas are as close to 2 hours as you'll get.

There are usually some small homes in Old New Castle, even ones dating to colonial times, that can be gotten within your price range. As to Hoops Reservoir, I think you'll have difficulty finding anything within immediate proximity to the reservoir that will be under 400K, although there are houses a little farther out in Hockessin that can be found within your price range. Delaware City would no doubt provide you some choices in your price range. All three options have pros and cons. If you really want to be on the water or overlooking the water, I don't think the Hoops Reservoir option is very likely, because again I think for your price point you will probably find yourself at too great a distance from the water. However, you could likely find a house in a lovely wooded area of Hockessin within your price range. Old New Castle is lovely and extremely historic, but has almost no amenities for day to day life -- for those you have to go outside the little enclave of the historic area, either into the somewhat dodgy modern city of New Castle or to suburbs at a farther distance (including the college town of Newark). Delaware City also has history and a location on the bay, but is quite industrial. The most problematic aspect of your criteria is the requirement to be at the closest possible drive back to NY. Your best residential options in terms of your other criteria would be farther south in DE, but that would put you at a longer driving distance to NY.

Thanks for all the suggestions.. I looked into homes for sale in those areas and the website I was on came up with quite a few but they were listed as being in Wilmington. None of them were on the water but they did have some really nice homes. Are those areas mentioned above in Wilmington?

All around Wilmington except for Delaware City, I saw a place for sale on Hoopes Resevoir and it was only 3 million dollars, I mean who doesn't have an extra 3 million laying around.
