That's the point I was trying to make about waterfront lot rents. $6000/year doesn't sound so bad when to own that same lot, you'd be paying $3500/month in mortgage payments.
Then it is because of a waterfront lot. Location, location. I'm glad I dont' want to live on the water and even if I did, I couldn't afford it these days anyway.

Elizamary,

Just a minor correction - it's a mobile home not a manufactured one. If it were a manufactured one, it would probably be more than $350k. Yes, it's a nice community and many folks, like our friends did, use it as a summer place. Our friends retired and settled there permanently. However, he is 67 and works part-time in Home Depot and she is 60 and works full-time for a beauty salon. So much for retiring. And now they have a bunch of money tied up in a home that they can't get at unless they do one of four things - sell and move (at their ages??); home equity line-of-credit (has to be paid back); a home equity loan (has to be paid back); or a reverse mortgage (I'm not sure banks do reverse mortgages on mobile homes). So, there you have it - the Golden Years (yea, right!) But, as Elizamary always reminds me - different strokes for different folks.

Lord Oh Lord. A mobile home for that price. Well yes, different strokes for different folks. I was in debt most of my life with line of credit or 2 home equities.
I got so tired and stressed out at the end. All I wanted was a simple life with simple pleasures. That is why we are so happy. All those bills were paid off with the sale of our other home. Like a monkey off the back. For us, we just wanted a nice little something for as long as we are both healthy.
This may not be forever. I know if something happened to my husband, I would sell and move back to the burbs of Philly where my sis lives.
If I went first, not sure what Bill would do but he would have to make that decsion.

I am a delaware newbie and not familiar with Bear or Newark. There are others on this board that have put in their two cent.

We have past through and there is a lot of new construction in Bear.

Newark is a city and quite built up with it's own airport.

Sorry, that is about all I know.

Also, job will require a response time to BWI of 90 min or less...is this doable with traffic? We will be scouting out the areas soon, just wanted some opinions. Thanks in advance!

It has the top rated elementary school in the state and I know many people who moved to that area just for the Olive B. Loss Elementary School. It is a quiet area with many conveniences. Peoples Plaza is very close, and Route 40 in Maryland can be used to get onto I-95. I would suggest that instead of getting on in Delaware because of the toll and excessive backups.

We passed the Olive B Loss school seems nice. I am trying to find out as much info. about the area myself, as we are moving from Pa. and I knew very little about the area. But again, I did not like the feel of Middletown and felt that the commute would be too long for my husband up towards Wilmington. Hopefully others will chime in on the subject. The folks here have been a wealth of knowledge!

Here you go. Other post from HC and SMX. They know a good bit about the area.

Hope it helps
