Personally, I'd need to have no children rules.......I like children around.
I don't want to ever tell my kids they can't come because I have reached my limit of time for guests. ( sometimes there is a 30 day overnight rule)
When I am not at my home, I want the kids and their kids to come and enjoy my house.........when they choose to. I don't want to have to be there.
It would be hard for me to live in a 55 community and see the "end of time" for so many there. I know that was an issue for some in the Florida communities. It bothered some, to see so many losses, so often
( I'm sorry to bring this up.....but........its something I have heard often)
I need to have the kids, teens ,and active life all around me. I have always enjoyed teenagers,and find them to be quite fun, full of life and high hopes.
Little babies make me laugh and sigh When I get home, it is usually quiet enough.....after all in SC, its a beach town, and that means fun and sun.


summering....I certainly respect your views and understand why you would NOT be happy in a 55+ community.
You brought out a good point and one that I have heard from one of my older neighbors. they also have a place in Florida and this year she did not want to go because many of their friends for years have passed on.
And I can see how that would be an issue for many. very sad to see and wonder who will be next.

But there are many in this community that are still vibrant and expect to live another 20 to 30 years. Life is such.........born to die and no escapes that.

We just got back from spending time with my daughter and grand daughter and believe me, I'm pooped. I have been around hustle and bustle for years and now I want quiet and fun. Do what I want without the craziness. I love kids too........when they are sleeping. LOL.

But many do feel as you and other feel. So dont' ever consider a 55+ community for you will not be happy.
As Charlie pointed out.....what a boring world this would be if we were all alike. I think if that were so I would want to kill myslef.

Elizamary, believe me I am quite pooped after a active day with the little fellows myself.
But, I can't live without them.....they make me laugh, and I love doing things with them.
Lately, its baseball games.....and you should see their serious faces. I smile.........

I know it.......I can't go in a 55 community. Some sound so nice and special like yours too. But.........yes........a few rules I couldn't live with, and that would make life not so charming.

I still enjoy reading about these DE communities, and I think it all is very informative.
Its good people have everything on the plate to look at, think about.

People then get a chance to hear the pros and cons........sometimes the cons are not mentioned. ( Oh, boy......then I come along ) LOL

would add that its a very small, small percent of families and mostly retired.
Just some things to ponder, when choosing a place to live........
I gave these things quite a bit of thought because you don't want someone putting strings on something that is dear to your heart.
I agree with your point of view Summering. In addition, I didn't get this far in life, just to be given a list of rules after age 55, especially where my kids, grandkids, and company are concerned. I'm done with rules! My 96 year old mother lived in her little house, all paid for, until the day she died. She so often mentioned how happy she was, not to "owe" anybody! That, in itself, put my mind at ease, and reinforced my opinion on this subject. I'll check on Bear Trap, when I get a chance, Summering. Right now, I have a full day of real estate classes.

Thanks for you post and I dont' mind hearing the cons as long as they are factual/fair and not just a constant bashing.
Everyone needs to hear both sides and decide for themselves. We were lucky, I knew 3 to 4 years before we moved this is what I wanted. Not sure I was going to be able to retire and be okay. But with careful planning and figuring, we got there.
My husbands oldest cousin was the first to do this 30 years ago in Florida. Her husband is a retired police captain from Philly. They retired down Florida and never came back. Love it. Then through the years, there have been others. some have 2 places with 2 lot rents. I dont' think I would want that. But to each his own.

There are many people that do want to live by the rules of a community and some that move here and dont' like some rules. I can understand this. Me, well, i'm pretty flexible I guess. If it is what I want then I will bend.

So we agree........you are not to move to a 55+ and I will stay here. LOL

Wonderful, I aways wanted to do Real Estate........I get so into it, and everything about it. Its fun sending people in the right direction on CD.......
I just helped a southerner with a NJ town, she had come there twice and never saw the ranch she wanted. Now shes hooked up for the next visit.

Funny thing about your Mom, mine was the same way. She lived in her little two bedroom house, by the lake, until she died also. She didn't want to owe anyone anything either. They did have a simple due fee for the upkeep of the lake and common area. But, everyone owned their land. Geez.........if someone told her what to do with her plants and shrubs, she'd of been a bull dog. She was like a queen bee working on her yard. They had a few rules about junk mostly.........gosh, on my street here we have like 10 rules and they all concern upkeep, thats fine by me. I don't owe anyone anything either.........I love it that way. I aimed towards it..........it feels safe, and content.
I lived in a community called Penn Estates for 8 years, that was enough of the rules situation ( pages of )for me. I breathed a sigh of relief upon leaving........and never looked back towards that. Those were just regular rules.........start banning my kids and G-kids, its a no go. They are mine, whenever I want to enjoy them.........thank God.

Gosh, you are so right.........That was their goal. They wouldn't think of taking a "Sears" home and then put it on farmer Joes land
The farmer could change his mind, sell off, or ask for more money.......but, to our parents it wasn't the way.

Your going to be at the mercy of the land owner.
I think when this came about it was good for the builder/landowner.
After all, they will have an income for their entire lives.....a nice steady flow.
I don't know all of DE. But, I am there a lot in the summers.........
A place like Angola Bay is just about perfect for me and my family.
You have the club, the wonderful pool, and that gorgeous bay, with access to it. You own your land, and just pay about approx 250 or so a year for the pool and common ground. Meanwhile you can sit on the common ground and watch the boats going in and out........you can put your canoe out, or row boat.......there is paths along the water to walk, docks to fish, have a picnic also.........
I'm sure someone could start up a senior group at the club.......if there is not one.
Meanwhile your kids can come stay, the little ones can come fish........
We have memories of playing cards ( for the first time) and board games with the little fellows, while the parents had a night out.
Their parents came home with amazement in their eyes......watching the 5 year olds with us playing Slap jack! From that time forward, we became the board game, card playing ,and now Chess playing group.
Anyhow, that is just an example of a fun loving place to live.
I heard a newscaster once say he was going there for his summer vacation.
Gosh, I hope I can make wonderful new memories at Bear Trap.....I am just about ready to pack, I am so anxious.

It will go to $800 per month. At a cap of 4.9%, the $800 level will be reached in just over fourteen years.

For which development, Charley?

Historically, many have not had caps. Most land owners simply charge whatever they wish, when ever they wish, and how they wish. Unless there has been recent legislation passed, the home owners are totally at the mercy of the landlords in DE.

Pot Nets is the poster child for this practice. 'Course the lovely Baywood, with its fine club house, was built with funds from unsuspecting home owners. Perhaps those who are able to afford luxury living don't want to know from where all their surrounding beauty arose.

This discussion has been going on for over a year here. Personally, I can see where making this choice is fine for some and not so fine for others. I'd simply like to see legislation passed that will protect everyone from the greed of a few.

Each one that I have seen has had a cap.

Nobles Pond's cap is 4.9% or the equivalent of the consumer price index, whichever is greater. The CPI has not been above 4.9% since 1980 ... and yes, I have all the CPI records dating back to 1913 - when it went up in 1914 by 1.0%

I believe the Southern Meadows cap is 4.25% or 1.5 times the CPI, whichever is greater. I also believe that the Wild Meadows cap is 4.5%. Both of these quotes are from memory. I could be off a little.
