I've been looking for a new place to live. Not thinking Delaware though. Anyways, I was interested in the topic of leased land, since most mobile homes are on leased land. So I remembered that I saw a wonderful property that was leased land, and cheap too. 25K for 99 years. I went looking for it and found it. It happens to be in Tennessee. Here's the link. Fortunately the few houses I am looking at are still available, but one sale is pending.

Thanks for the input william and glad you found land verses lease interesting.

Yes, most mobiles are on land lease. we wanted to buy a mobile/manufactured home and most of the communities were land lease. Quite frankly, i was not that keen on it but I weighted it all out. We found a nice one. My home doesn't look like a manufactured and we have all amenities in our community.

If we were not alreay here, I may be looking into TN. But since we just moved here, we made our decsion and will stay. The community is exactly what we were looking for and we are happy.

Glad you found what you wanted.

Also, you paid $25k for 99 years and are leasing? That means they still own the land? What happens if they decide to sell? Any stipulations?

TN, MO and western NC still good deals. But, you'll notice all are what one would call southern states. No problem with that, but you have to understand and be willing to accept/deal with some local conventions that might make some people uncomfortable, i.e., good ole boy mentality; intolerance for northerners; etc.

By the way, Elizamary, NC gives federal pensioners a total pass on state income tax (no tax).

PA does too. You have to earn more than a certain amount in DE and I dont'.

So NC is intorable toward northerners?

I would think that was over by now.

Depends on how far out you get. Way out in the country...a couple hours from a major city and you'll definitely get the good ole' boy thing. If you stay within an hours drive to a major city, the people are mostly transplants and those who are not, have accepted them (us) as a fact of life. I was house hunting in and around Springfield, which is 30-45 minutes North of Nashville. Very nice people, shopping, medical facilities, close to Nashville....Everything but the ocean.

That may change some day. TN may have a beach front if the oceans keep rising.

If anyone is interested, there are forums here on City-data for MO, TN and NC. I was roaming around the NC forum for awhile until my wife told me it was too far. Like anywhere else, the closer you get to water (ocean), the more expensive. Plus as you go farther south, the threat of hurricanes is greater. That's why I was concentrating my search to western NC.

Darn tooting Peezee......

The glaciers are melting as we speak so you may have an ocean front home sooner than expected.

I'm only 10 min. from the Delaware bay and 35 min from the ocean. A tad too close for comfort. But hey, I figure I may not be around by the time our planet takes a drastic turn for the worse:-)

I wished I had know about this forum 2 years ago when I started researching.
I had to ask question from everyone i ever met. Mostly the ones that retired to a community like mine cuz this is what we both wanted. An easy life.
Never really got into NC.
Last Aug we made a decsion it would be DE. We had 3 communities that could possibly work for us.
So we made a trip down for the weekend to visit each one.
It was a tough decsion. We sat in our motel room going back and forth.
Finally, we decided on southern Meadows and we have NO regrets
