That is one of the beauties of City Data. It's sometimes difficult not to feel a little "picked on" when one holds a minority viewpoint, but I can get over it. I'm tough enough to handle it.

Actually, I'm headed to DE tomorrow, Charley. I won't be on line until tomorrow night some time.
There's nothing wrong with holding a minority opinion. I do it all the time. A majority of one is still following my own conscience.
Perhaps the discussion is tainted when a differing opinion is taken personally. It's only opinion. I don't expect everyone (sometimes no one..LOL!) to agree with me.
No one is wrong for the choices they've made....unless it's illegal and might harm someone else.

Charley...........You made some excellent points.
first........yes, it is true that many are suprised when taxes go up. In reality, this is a fact of life.
No matter if it is taxes, land rent, apartment rent or HOA all these will eventually go up.
Summering, sorry I didn't mean to make light of someones misfortune. It is sad and no matter what you situation whether you rent or own a home, you can be subject to losses.
so sad all the people who within the last few year have had their homes repossessed. If you can't pay rent in an apartment they evict you.
If you don't pay your taxes, you are subject to levies or liens.
I just get the impression that some look down on out of staters by some of the comments I have read. I could be wrong but that is just how it seems to me. No big deal though cuz I know and love all these out of staters.
We must be fair and not lump everyone in the same category whether or not you are a local or a transplant.
Also, we can not lump all mobile communities in on category and say it is a bad choice.

Most of these people you are referring to are in Pot Nets, right Summering.
the one owned by Tunnel. Shouldn't he be in jail?

There's a subdivision outside of Camden called Green Acres. All of the people were evicted, from their rented lots, and there was much controversy. That land has been vacant for 2-3 years now, and everything is in litigation. Here's that link for Green Acres.

Wow, how informative that was.Thank you for the information. I read with interest how the owner of PotsN had the employees meet at the clubhouse to write letters about these Bills........."wording suggested by the owner"
Sometimes I wonder what day and age this is.
When money becomes all powerful, and people can be swept away like ants!

this is true and I definately get over it especially when I know the fair facts. And if It is something that doesn't concern me then no problem. I try not be opinionated, overbearing and pushie and I surely hope I don't come across this way. For that is a turn off for me.
One thing I might want to add is If down the road we can always sell this mobile home and move.
Charley you mentioned 14 years. Doesn't seem that long but I will be 77 and bill 79. Who even knows what kind of shape we will be in by then.
Sor for now it is lighten up and enjoy the pool. Oh and that opens in 2 weeks. YAY.....................

You asked me if I meant PNets.......and yes .......that usually where I am coming from. I don't live there, I just know of people who do.
We all know our taxes go up, we all know our electric, gas, etc. go up.
Its silly to suggest otherwise.
The point is with no regulation on land lease.........it can go up ONE Thousand a year!!! In four years time........that is highway robbery.
I have complete sympathy for those people on fixed incomes who were knocked out of their socks by this outrageous increase.
Think of it this way. What if your property tax was 2,000 one year, and in the next two it went to 4 or 5 thousand. That kind of increase is unheard of.

You are correct. $2000 a year is unheard of and there is no way I would want to be in that situation. And I thank God I am not.
We have told every who is interested in communities in DE to stay away from Pot nets. I believe that is the one community that is causing such a stir.

Thank you Summering. When one has lived in a specific area a lifetime, there's a myriad of information accumulated, much finding a place in the storage bin in the back of the brain. When a specific subject is rekindled, the retrieval mode goes into effect. Such is my case regarding land lease vs. owning the land. Yes, we have laws to protect the public, and they are very pretty. But, there's nothing like everyday reading of local newspapers, everyday local t.v., everyday word-on-the-street knowledge, and one-on-one real live experiences, such as yours and mine.
I know a lady in a land/lease community, her husband died, she got behind in her lot rent, and the community homeowners association/developer has a lien placed on her home to pay the back rent on her lot. So, she lost her husband, lost her lot lease, and is now losing her home. Where are the laws to protect her? There are none.
Each of us knows our own home state/community, very well, whether it be NJ, NY, PA, MD, or otherwise. I'm not patting myself on the back, I'm saying each of you know your own community very well, having lived there. There's no replacement for real life experiences in any given community/town/state.
