Hi all,
we recently moved to ArborPointe apartments, Wilmington, Delaware with our infant.
There is mold in the apartment everywhere. The management refuses to do anything.
The washer is not fixed for a long time.
I am washing my baby's clothes by hand.
What are the options? Can you please advise.
Is there anyone I can approach for some legal advise?

Ugh. That's just too bad. Some landlords (or rental agencies) can be so sleezy about fixing things that need it. And unfortunately, with the housing market being so tight, they are not exactly worried about having to turnout a tenant who complains too much. My advice to you: Either contact a company to have the problems fixed and then bill the apartment landlord/managment company (or deduct the cost from your rent payment). Or, the best/easiest thing to do: Pull up your short pants and get the heck out of there now. Mold is no good for humans, especially infants, and I wouldn't count on your landlord to do anything about it quickly, if at all.
You do have some options in Wilmington, because DE has an agency for landlord/tenant disputes and mediation. You may be able to seek a remedy for your situation by contacting the Division of Human Relations within Delaware's Fair Housing Agency. They're located at 820 North French Street in Wilmington, or call them at

As for sueing, I think that would be a hard sell. You're not being kept prisoner there, you can leave. You just may have to forfeit any security monies you've paid in; however, if you can PROVE the existence of mold and show a history of notice to the landlord about the problem, then you may be able to sue for it later on, provided you can prove that the damages that caused you to leave weren't caused by you.

I don't think you can fix mold problems that fast. honestly, especially with an infant, do not underestimate mold, that can get so dangerous.
