My husband and I took a quick trip to Sussex County this weekend to look around. We stumbled on the development of Plantation Lakes in Millsboro. We were very impressed. Does anyone have info on this development - pros and cons.?

Folks - I visited Plantation Lakes a couple of years ago. I liked the amenities, and I liked the models, especially Lennar, which had good size single family homes.

Possibles cons: 1. It is not age-restricted. 2. It is somewhat far from the beaches and good shopping. (Millsboro has basic strip mall shopping.)

I visited Plantation Lakes last month and I was also impressed with the Lennar model homes. My mother and sister fell in love with the Grafton. Hubby and I were very interested but....the distance from shopping and the airport doesn't impress me. Also the cancer cluster stories I hear about Millsboro scare me a bit. I mean c'mon I live in "dirty" NY and I'm in pretty good shape. I'd hate to expose myself to health hazards in Delaware.

we have been looking in Delaware for 5 yrs/put money down on Townhome at Plesantation Lakes. Seemed to be best buy for your money if you want city sewer and water.

Only thing I would keep in mind is that the development does have a 'special tax' in effect by the town of Millsboro to help cover the cost incurred by the development. Make sure you ask your builder or seller about it.

Plantation Lakes
Some confusion regarding a previous post, as the subdivision is wrongly noted as Plesantanton Lakes.

Plantation Lakes is subject to Special Taxes, because they are a part of the Plantation Lakes Special Development District. - $1,061.21/year for single family detached, and $848.97/year for single family attached. There is also a HOA Fee, between $864 and $924/year.

Very interesting. Are any other new developments subject to "Special development District"taxes. Has Millsboro extended services to them?

Not sure. I don't know of any.
They are located within the incorporated area of Millslboro. County and City taxes are assessed.

They are past where the Millsboro 25mph speed limit begins. I didn't realize it was in town.
