Default NYC to DE: Need area advice

Hello, we are looking to move out of NY(queens) in the next year and are considering Delaware. We were looking potentially PA but found the taxes quite high as well as super rural locations for what we were looking for. We have two little girls so schools are extremely important( 2 and 4 years old)

I think we are leaning towards private/Montessori/catholic schooling as long as it is not really expensive( could afford 5k a year or so). We are looking for a home no less than 3000 sq ft with at least a half acre of land. We would like to stay under 450k if possible. We really want to be in a safe area, close to amenities. We aren't interested in bars, clubs, etc. But are instead looking for a location somewhat close to malls, shopping, markets etc.

My parents would also like to move right along with us and would be looking for a very safe area with a small home for no more than 250k, they would like to be in a 55+community so they can meet other folks.

Work wise for my husband and I, we would be telecommuting to our jobs in NYC, but would need to go into NYC a couple of times a month for FaceTime with the bosses, lol. However, I would want to be somewhat able to get to Wilmington for work if I decide to leave my NYC job ( I am in credit card marketing and it seems Wilmington has lots of jobs) same with my husband ( who is a software engineer).

I have seen some communities that seem to fit, like hockessin, north star, Middletown. However not sure we can afford hockessin and I know my parents would have a hard time finding something there. It is important that i am somewhat close to my parents ( like 15 minutes away) given they take care of our kids while we work and I want to ensure they are ok, etc.

I apologize for the laundry list but if any of you can provide suggestions of where to look, even specific developments I would appreciate it so much. Also I keep seeing posts about crime,etc.- assume it is only select areas right?

We plan to try to do a weekend visit soon to get a feel for the area but again if you could provide suggestions on where to look it would be super helpful.

Thanks!

I would look in Middletown. Spring Mill is a great 55 plus community from what I hear and there are tons of communities to look at surrounding it. You could try Estates at St Anne's or Parkside for new builds. There are other great communities to look at as well but the houses are not brand new. Lakeside is a fabulous community with a few houses for sale but they are resale, not new builds. I live in lakeside and I have four children in the Appo school system. I love the schools here and the people are very friendly. My husband also drives to Wilmington everyday and it's about thirty minutes so not too bad. Good Luck !

We're in the part of the Appo school district that is north of the canal, so close to the mall and lots of shopping. Our house is 3500 sq ft on half an acre and we paid well less than 450K. They're building a new 55+ community about a mile away from us near the Peoples Plaza shopping center.

Do you mind providing the name of your town so I can look into it? Thanks so much for the suggestion!

The mailing address is Newark -- I've kind of been frustrated to learn that mail-wise, "Newark" covers not only Newark but Glasgow, Bear, and parts of Christiana as well. The ZIP code is 19702, if that's more helpful.

In Middletown the parish is Saint Josephs which is part of the diocese of Wilmington. There are several catholic schools. I think that Christ The Teacher is closest to Middletown. Saint Joes also runs a great religous ed program should you decide to go the public school route.

55 plus in Middletown includes Springmill and Spring Arbor.

The hugh zip codes which cover a lot of unincorporated area can cause a lot of confusion. The TV news refers to something happening in my area as being in Millsboro. From my driveway to the Millsboro post office is about a 1/2 hour.

Agree, longnecker..that was my experience when I lived in Oak Orchard. It was called Millsboro, but sure as heck it wasn't Millsboro. There are homes and lots we are looking at right near Bethany Beach off Double Bridges Road, only a stone's throw from Bethany but they have a Frankford address. It's hardly Frankford.

I agree.....The Frankford/Roxanna/Millville/Ocean View areas all run together, along with Bethany Beach west. It can be confusing for newcomers. We locals know, it's very difficult to try and help some posters having such vague questions about our area. But, we keep trying.

I have something to say on that topic, too! Thank You to locals, all of you, and me, for taking the time to try and help those wanting information on Delaware. Sometimes we get a "thanks" sometimes we get no response, and on occasion, we get a snide remark from an out-of-stater questioning what we know. But, we local Delawareans are consistent in trying to be helpful on this board. That's a Delaware trait!

My hubby and I are hopefully joining in the migration to De. this summer and I can't tell you how immensely helpful the CD posters, as well as the many people we have been meeting and speaking to in De. have been to us. THANK YOU, THANK you, THANK YOU. Hope to be as helpful to others as you are/have been to us, when we get there.
