I'm putting my house on the market soon so that I can move from Magnolia to somewhere upstate. I need some references so that I can start my hunt for my next house. I'll take any and all suggestions seriously and appreciate any advice. There are so many astute people who regularly comment helpful tidbits, thanks.

Default Beau Tree Drive

I have mentioned this unique neighborhood on other DE threads, but Beau Tree Drive in North Wilmington is situated on the PA/DE border with the majority of the homes being on the DE side. I say this neighborhood is unique because there are several locations throughout the development where you will see line markers drawn in the street indicating the border between PA and DE.

If I am not mistaken, there is a home for sale in that development. Not sure if it sold but from what I can tell it is really nice!

In that case, somewhere in the area broadly known as North Wilmington, north of Rt 202/Concord Pike. You should be able to find something quite nice between 350-400K. Zip codes are 19803 and 19810.

I live in Philadelphia and would like to live in Delaware close to the pa border for family to come visit.I haven:t a clue where the nice area for me and my husband, we are both retired and want out of philly any suggestions

Media, PA is pretty nice. About 20 min from the DE border.

West Chester, PA used to be nice until it got absolutely overrun with drunk college kids and 20 somethings almost everyday.

Default Finally!

We did find a home in Pa. Oxford, Pa. I have no illusions or daydreams this time around about the town I’m moving to or the house itself. It’s the property we focused on. No HOA or nearby neighbors to mind my business. My view across the street is a very large Amish corn farm and the rear of the proper is surrounded by trees. Tall trees. On an acre, it’s enough to be sequestered, but not too much to take care of. The house is on a country road. The property has relatively low taxes, around $5k which turns out to be a wash with regard to what I’m paying in taxes in Delaware. My property taxes in De are just over $1,700 and the HOA fees are up to almost $400. Our out of state public school pensions are taxed at a high rate so, we are taxed heavily on our income. We are coming out better on the tax bill by moving back to Pa. The reason I’m sharing this information is, I WISH I knew before I made the move to De that our pension would be taxed so much. Recently, Delaware was rated poorly for Retirees to move to. Look it up for yourself. If you are looking for a place to live with low taxes, check out Chester Co.,Pa. It’s close enough to Philly, but there are many other nearby town to do things such as Kennett Square, West Chester, Lancaster, etc. Oxford, Landenberg, Avondale are all pretty close to the DE border for shopping tax free. I strongly suggest you focus on the location of the house and not the house itself. The most recent HOA meeting we attended had me so riled up I thought my head might explode from all the new “by-laws” added. When you aren’t part of the “group” who makes the rules which are geared for their own good purposes and made to be spiteful to those people “they” don’t like, life is a total misery. I recorded that meeting in its entirety for future reference. We received the minutes from that meeting which were a total fallacy in exact opposition to what really occurred.
