Hi! We are moving to DE and are interested in moving to Timber Mills in Smyrna from Timberlake Homes. Anybody have experience with these builders or this subdivision?
Also , many of these homes have walk out, walk up basements. There are concrete stairs leading up to the backyard. Is this a flooding concern? How is the drainage system? Where exactly does the water go?

Normally it drains into your french drain and sump crock, not positive how this particular builder does it though. Could be an issue if you have a lot of rain and no power (and no battery back-up). I personally would go with a bilco setup.

There are called 'areaways' (exterior walk up stairs leading from basement). When you step outside that basement door, there's a storm drain set up, which is designed to keep water from building up and entering the basement. You must keep that storm drain free of leaves and debris, though. They are very typical around here.
