I thought I posted a huge list of communities yesterday. Oh well, Maybe I wasnt' supposed to.

Judy,

I've seen Southern Meadows in Magnolia where Elizamary lives. It's a nice place and it's one of four communities in Delaware that remains on my list of possible places to relocate, with Spring Meadows, Nobles Pond and Wild Meadows being the other three.

Be sure as you do your research to ask questions constantly. The only stupid question in the one never asked.

Also, be sure to search the various threads in this Delaware forum. There is some terrific information in here.

Judy........magnolia, Smyrna, Camden and dover are all nice. There are 55+ communities in all.

I think Southern Meadows gave us a bang for a buck but then again, it depends what you want. Ours are manufactured homes on leased land.

Hello everyone! Does anyone have a comment about Bowers Beach area, or Selbyville? We would like some wooded land. We just want something that doesn't look so commercial and crowded. I agree with you all about coming and staying overnight. Will have to wait until school break. We have two teenagers to worry over. Since we don't plan to move until they are finished high school, we have time to research during the next 3 years. I can't wait to see your list Elizmary. Thanks.

Well, I wasnt' too impressed with Bowers Beach. Everytime I was there, it was so dirty with debis and horse shoe crabs.
I like to walk the beach and did not enjoy that beach. But others have. PA said she was there and it wasn't that bad.

I dont' recall if you said you were looking for a 55+ or not but there are a few places.
I-Realty.........check this website. There is a new development spinging up called East Bay and it is not far from Bowers beach. I have not visited but It is not age restricted.

Hi Elizamary. I just turned 50 and my husband is 54 but can retire in 3 years. Thanks for the posting of the communities. What is all this lease land discusssion in Delaware about? I know what it means but aren't there places that you actually own the land?

Also, a 55+ community may be good for us - hadn't thought that I would ever reach 55 because I am still adjusting to turning50. (I guess it is closer than I thought - ha ha). I will start checking all the info. you posted. Thanks a bunch!

Could someone please tell me what a "head tax" refers to? A friend of mine said that although there isn't a state tax in DE, there is a head tax. Never heard of that. Thanks.

beegee..............some communities you own the land and house.........others you own the house but lease the land.

have no idea what a head tax is. Should be interested in finding out.

A "head tax" is a tax imposed per person, regardless of income. I didn't find many specific head taxes in Delaware, although I did find this from Wilmington:

"Any new or relocating business in the city that brings over 100 new employees can obtain a wavier to the City's "Head" tax. The "Head" tax is a $10.00 fee per employee the City charges for upkeep of the city's infrastructure, police and other city services."

In New York, as part of the payroll deductions, everyone has their usual Federal tax, Social Security tax, State tax, etc, taken from their checks, based on the amount of money they earn. However, everyone also pays $1.20 for disability, regardless of whether they make $1,000 or $1,000,000. That would be a head tax as well. It's a tax per person, not per income.

I hope that helps ... and I'll keep looking for other instances of head taxes. I don't think they are very large amounts, but we'll find out.
