Our home in NJ was 33 yrs. old when we sold and people were amazed it was that old. It showed like a newer home and thru the years we did all the updates-roof, windows, kitchen and bath(s), util room remodeled, addition and deck-all sweat equity.

Here we listed last year-buried St. Joseph and all showings stopped as soon as we buried him!! Trouble is now we can't find him.

Just takes the right person at the right time.

LOL...........we couldn't find St Joe either. After settlement, we tried to dig him up and oh, it was awful. Digging up the front yard to shreds. It really wasn't ours anymore. We rent the house for 3 months till we moved into this one. So we did have access to the yard.
Anyway, If felt terrible that we couldn't find him. Winter came and he was lost. I have been meaning to get another statue and set him up in a special place in my new home

BTW Lacey..where in Jersey did you live? I was in Pa so we were neighbors.

Hi Eliza-Lived in Forked River.

You had to see us too looking for St. Joe!!!!!!! I was sure I knew exactly where we buried him-so many holes were dug but couldn't find him-feel so bad. Maybe he'll pop up with spring thaw here.

In June we'll be checking DE, some 55+ also PA. Need a tax friendly state (income taxes) and need desparately to be back closer to our kids and grandkids.

You, Delly, Charley are all a wealth of great info.

Well we are out of our home now and I dont' think the new owners would appreciate us going back to dig us their lawn to find ST Joe. LOL
I can imagine you looked like we did. Should have taken a video. Would be great for America's funniest.

PA and De are good states to retire too. PA doesnt' tax you pension at all. DE does anything over I forget. Maybe someone else can jump in with this.
comparing communities, the homes, lot rent, HOA and taxes..........De was the best in Kent county anyway.
We looked at one community in North Wales called Neshaminy Falls. Most of the homes were old and sold for the same or more than a new one in DE.
The newer homes in neshaminy falls run in the $200 and have a higher lot rent and tax.
Depends on what you want in location and how much you can afford.
I know there are different strokes for different folk.
In DE there are nice communities in Smyrna, Dover, Magnolia and Milton.

We had so much fun looking. each weekend,we would take an area and research all the communities in that area.
Went as far as Hellertown in Pa, looked in Florida and arizona. De gave us the best for what we wanted.

I have a great website that breaks down every tax imaginable by state. RetiretmentLiving-taxes.com-it's been helpful and really wish I knew about it prior to moving here.

I'd like DE, DH would like PA-I'm easy because I just want my East coast back!!!

Leaving NJ when we did was a good move RE wise as taxes were going to skyrocket and we sold at the right time. Our home here is beautiful-2200sqft w/ a 2200 sqft basement, 3 car gar, 1/2ac and prop taxes of $1600-it's state taxes here that are insane.

Unfortunately being sofar away we don't have the luxury of weekending and looking. Our son is getting engaged soon and we will be back early June for the engagement party-that's when I want to spend time and look-meanwhile I depend on the 'net.

Carole-being St. Joseph was a carpenter he is thought of as a builder/home builder. So the theory is if you bury him upside down, facing your home it will aid in the sale. There is an attached novena you say everyday. When you sell and move you are to dig the statue up and bring it to a place of honor in your new home.

I've heard many times it worked but didn't for me and now I can't find him.

Hi CaroleM

You can check out Snoops.com rumor has it. This will give you the straight up on the legend and also reviews.

Personally, I went through this website, buried the statue, said the Novena for 9 days.......at the end of the nine days we had an offer.
so that is just my experience. Many others have had similar experiences too.

I did not buy the kit, I just bought a small statue of St Joseph, wrapped him up in a paper towel and saranwrap then buried him upside down.
Unfortunately, he is still there.
