My job involves visiting all types of housing, all types of communities, up and down the state, on almost a daily basis, and I've been doing this since 1982. I've heard the horror stories, know the pitfalls, and am glad to share what I know. I'm aware of unscrupulous developers, how they work the system, and how they take advantage of newcomers. There are some happy endings, though. |

[quote=Delly;3266906]Rent-the-lot, own the house....is a very popular concept here, more so for those coming from elsewhere, and wanting to retire in the state. You can buy a house/manufactured home cheaper, if you rent the land. However, each scenario is different, do your research, and read the fine print.
I was looking into mobile parks that were not 55+ because you are right....they are cheaper We almost considered a nice one up around Allentown. So we went to visit and that is when I knew this is not for us. It was summer and the pool was loaded with kids. That was the end of looking at communities that were not 55+. I knew right then and there what I wanted. we wanted a community with people that we related too that was not bustling with kids in the summer. We also wanted a pool, gym and quiet. Bill and I talked what as shame that some communities are so much cheaper. We could have save a bundle. But we wanted something that was away from the average "trailer" park, something a little catered too so to speak with people. Most regular communites that I have seen do not have a pool, clubhouse and other ammenties. So it what YOU want and what fits you life the best. Delly gave good advice and that is to read the fine print. We are lucky in SM, the owners as far as I can see are on the up and up. One of our neighbors worked for the NYC police and she investigated them. Said they passed the test. Some places I'm sure are owned by crooked land lords. and yes Down by the beach they are much more money and along with that comes un Godly traffic in the summer. If you dont' have patience, Don't even think about moving down by the beach. I dont' and we didn't. |

Still learning how to use the forum....I need some help.........What is the difference in "Post Reply" which is on the left of the screen and "Quick Reply" which is at the bottom of the message. So far all I have used is the Quick Reply.
Also, how do I start a new topic for the first page? Thanks in advance.......... |

New Topic: Go to the Delaware Forum, and at top left corner it will say "New Thread"....click that, give your topic a name, and type away.
I've never used the quick reply, because (as you've noticed ) I don't respond to anything in short form! I just click Post Reply, bottom left, or hit "Quote" if I'm referring to a previous post. |

Wow Delly-what an informative post. Thank you so very much for a plethora of info.
We're hoping to check DE out in June when we head to NJ to visit our kids and grands. You, ElizaMary and Charley are just so helpful. |

That's great you're coming in June. Fee free to ask away, and whatever we can do to help, we will! Yep, Charley and ElizaMary are good people....even though Charley hates crabs/fish, and ElizaMary is a sissy and doesn't like to be around worms. But, in time, they will become REAL Delawareans, if I have anything to do with it! ![]() |

When I was leaving a restaurant heading for my car, someone who had just parked noticed my New York plates and greeted me. Well, 15 minutes later, we're still in conversation. Chat seems to be a strong point in Delaware. I like it! I sometimes feel more at home in Delaware than I do in New York! Charley |
