Well, to update my situation: I gave up on USAA. When I went on their website and pretended to add a new property to insure, halfway through the questions, it stopped and had a big notice on the screen that they do not insure properties in a coastal area. I guess we can thank Sandy for that...

So, I started calling around to my beach neighbors, and many have had similar problems. Most use one local Rehoboth agency, but one friend over in Lewes who HAD them, made a claim when some guy DROVE/CRASHED INTO THEIR HOUSE (older guy who had a seizure). The agency (and Johnson & Johnson who was the underwriter) REFUSED to pay. Finally, they offered up HALF of the damage repair bill... so my friend had to go get an atty, and make a big stink. Finally the full claim was paid, and then the company promptly doubled their annual premium... so my friend said no thanks and cancelled. The were able to get Allstate to reinsure them fortunately. But when I called Allstate, they had the same issue USAA had... they don't insure ocean block properties... so I am still looking! It appears I will be trying to find a big underwriter like Chubb etc, who will take the risk, but it looks like it will be big bucks...probably triple what I was paying with USAA for the last 40 years!

As an aside, in the meantime, I have decided to make the address my primary/permanent residence, to make things easier. But wanting to rent out in the summer for a few weeks, as well as being in the ocean block, will still raise my rates.

You an get a policy through the FEMA dept. for flood zones but the last time I had knowledge of them was prior to Sandy. MY BIL has a home a block 1/2 from the ocean in NY and he has Lloyds of London for additional coverage.

Not that this will make you feel any better but USAA stopped writing on Long Island AND Rehoboth Beach long before Sandy.
