subdivisions around Dover
Hello! My family and I are moving to the Dover area and we are looking for a home. I have seen a few subdivisions, and trying to do a little research.
Please let me know if anyone has any opinion on Lexington Glen, Dover Meadows, Hidden Pond, Eden Rock, Newells Creek, Reserve at Chestnut, Riverside ... Or if there's any community that you recommend, or recommend against.
We have 3 little boys, oldest in KG. My search area is from Clayton down to Felton. Looking for 4 bed/2.5+bath houses.

What price range and square footage are you looking for? Do you want new construction or resale? We have one resale in our development and the builder has a sample across the street with several models and floorplans. We are in La Crosse Homes @ Jonathan's Landing.

And the homes are really, really nice. If I wasn't retired, a tad younger with a family, I would certainly love those homes........especially yours.

Hello Edwin,
Each of those subdivisions is different from one another, and for the most part, can't be compared. Eden Rock is a very old subdivision in a more rural area, while Newells Creek is about 2-3 years old, in the Town of Camden (2 foreclosures so far in there). Dover Meadows is in a high dollar area in the City of Dover, and some of those are 20 years old or so. There are literally, subdivisions on top of subdivisions here. Do you want to be in the City, with public utilities? or do you want private well/septic? What's your price range? All of those subdivisions you listed vary in quality of construction, and price, from one to the other.

Thanks for the replies. We were budgetting around $300k and there are a lot of homes to choose from, some of whom sound like a bargain compared to others, which makes me wonder why. I have read some not-so-nice comments about Newells Creek (vandalism, petty crimes by teens, etc.) - which is a shame since the location is very good (right next to Walmart and elementary school for my kid), although the houses look like boxes and the lots are small.
There is a house in Dover Meadows (just 3 or 4 yrs old) that also looks pretty good - finished basement, large lot - although I think it's the 3rd one I've seen for sale on the same street. Is there a reason why people would be leaving this community?
There is a house in Hidden Pond, Felton that we also like, although it seems to be some distance from shopping and where I will be working.
Any further insight on communities will be appreciated.

There are a whole bunch of communities springing up off of Irish Hill road. 
Chestnut Ridge, Ryland homes and I can't think of the names but drive up Irish Hill and then Down Peachtree and Woodlytown road. very n  ice communities
Also,
The Lacrosse Homes at Johanthans Landing.
The communities I mentioned are all in little magnolia. 
They are all brand new and around $200 to $300k. Very nice.
Also,
you can always get in touch with a realtor. If you are looking for a resale, I'm sure you can have your pick and choice. A buyers market

Hi Edwin,
Last summer there were 5 or 6 resales on our street. Today there is only one.
I can assure you that it is not unusual to have numerous homes for sale in today's market. It doesn't necessarily mean that there is a problem in the neighborhood. Many here are military transfers.
I also have heard similar stories of problems in Newell's Creek. Another consideration you might want to observe is proximity to the various waterways. Check at low tide for odor in the air. Not something we looked into when we bought here and very happy that we are not affected by this where we are but this pungent odor is very noticible when driving around some of the communities.

Newells Creek is located inside the town limits of Camden. The residents of Newells Creek went to the town council, and asked for an ordinance, asking for a curfew saying that all, under a certain age, be off the streets by 10:00 or 11:00 p.m. (I forget the time). There are paint ball incidents and just plain troublesome young people doing nuisance type things. This is all fact and documented. The council refused, saying their Homeowners Association should be dictating that. The town police patrol that area, since it's in the Town of Camden. In addition, since Newells Creek is behind WalMart and a public street, many opt to go through Newells Creek to get to WalMart, instead of going out on Rt. 13 and fighting traffic. There are, at least, 2 foreclosures there now, but there are foreclosures cropping everywhere these days.
