Default Is Middletown a master planned community?

I've heard a lot that Middletown is growing a lot like crazy, so it got me thinking and wondering if it's a master planned community. Anyone know?

Laural,

I don't know if many of the "regulars" here would know the answer to your question. Years ago, hubby and I bought a house in one of the first "planned" communities in Va Beach. So I am familiar with the concept you are questioning.

I would suggest you search the county or town websites.. you may find your answers there. Delly is one of the few posters that may be able to help you in that topic, given her profession and being a lifelong resident of this lovely state!

Mary

We have a lot of "master planned communities" here in Southern CA. I'm of the opinion that that they don't work. First they don't plan for enough roads to accommodate all the people, all the new construction they cram people in a small area, they will have million dollar homes, then couple streets over they have apartments and low income house. I hate when they mix in apartments, it always raises the crime rate. I moved out of one of these communities and went to a older community with just homes in the same price range, no apartment bldgs, the crime rate was so low it made the top ten list of the lowest crime rate in the country. I can walk my dogs anytime day or night and be safe. Sure it's not a brand new house, with all the bells and whistle but who cares, I can sleep well at night.

Laural....I'm not familiar with that term, "master planned community". I do know that most every incorporated area (town, city) in Delaware has a Comprehensive Plan, and adheres to that in regard to planned expansion. I served on Planning and Zoning in our town, and we worked with the University of Delaware for a few years, fine tuning our plan, and approving the final outcome. On the other hand, Delaware's 3 counties have overbuilt, for sure. So, I guess the answer is, Middletown (town limits) probably has a Comprehensive Plan for future development and set-aside open/green area, while outlying areas with Middletown addresses/zip code adhere to county zoning regulations, like others in unincorporated areas. PUDS, or Planned Unit Developments, are prevalent here, but they can include a combination of single family detached, townhome, apartment complexes, some commercial development, and designated open space with or without pool, clubhouse, etc. I'm not so sure this answered your question, because as I said, I've not heard that term, "master planned community".

Hi Delly, below is an add for a master planned community, doesn't it sound like your living in a stepford town, where you have stepford wives, stepford children etc. Here is an website that explains a master planned communities Master Planned Communities

Master planned communities offer lifestyle conveniences that cater to the needs of today's diverse families. From families with children to single executives to empty nesters and retirees, planned communities appeal to those who feel most comfortable in a structured yet relaxed environment. It's the sense of community we all seek: belonging, security and a return to traditional lifestyles.
A master planned community marries the artful integration of people, structures, and spaces. Natural features of the land are preserved and enhanced to be enjoyed and shared by the residents.

Carefully designed lot sizes, street designs, architecture and landscaping contribute to the sense of community. Home sites are strategically positioned to optimize views of natural surroundings while also maintaining a sense of both privacy AND community. Builders are carefully chosen to plan and develop the project to conform to a unified master plan to maintain neighborhood standards. Most master planned communities incorporate a variety of home styles, sizes and price ranges. If health, lifestyle or other issues mean your family's needs are changing, you'll find it easy to move into a larger or smaller home in the community where you feel comfortable.

Hiking trails, lakes and lagoons preserve nature so you can enjoy quiet time, while fitness centers, playgrounds, swimming pools and community spaces provide the opportunity to participate in social events with your neighbors. Schools, shopping and dining are located nearby for added convenience.
