Hello!
In next 6 months I will be ready to start moving to DE.
The plan is unusual: to buy house first, then move from my TX house to DE house.
Since I am planning to get second mortgage for DE house, my house budget will be limited.

What do you think is the realistic lower edge budget for OK house in northern DE (Newark/New Castle/Delaware City area)? What I am looking for: 7000 sf - 0.4 acre lot, safe area, not rundown property but it is OK if it requires some work. I see some OK houses within 100-120K budget. Is that realistic?

7000 sf lot, not a house. That's square footage of a land (typically, houses are built on a land).

Regarding square footage of the house, I am looking for at least 1000 sf. Realistic numbers for this budget will be 1000-1500 sf.

That is a very wide area to search, even to do a quick search on the internet. Nonetheless, I searched the following, utilizing my subscription source: Elsmere/Pike Creek (30903), New Castle/Red Lion (30904) Wilmington-NC/(30906).
I found 21 active listings of single family detached dwellings, listed from $104,900-$119,900, all in not-so-good neighborhoods, all in not-so-good condition.

I didn't search Newark or Delaware City.....no time for that. Sorry to say, you need to get on your horse and look around here for yourself.

My mistake, I am not used to seeing people state land amounts when house hunting. It never happens that way where I came from and old habits died hard.

Nasty posters. They might at least give you some idea of the bad areas.
I think that is a very cute house with alot of potential.

I have a good friend in Newark in a house just like that. She loves it there. Maybe some other kinder posters can help you know where to search.
