Default New Homes within 30 minutes from Wilmington

We are planning to move as soon as our house sells here in VA. Can anyone recommend New Home Builders and Communities within the price range of $350,000-$450,000 (base). We will spend extra for upgrades. And are any of the builders offering incentives right now?

Looking for very open floor plans with at least 4 bedrooms and want to avoid high HOA fees?

Also how is the inventory on Newly Built Spec Homes? This would save us the 6-8month wait to build.

We only want a brand new home so we can start fresh.

Appreciate any suggestions.
